In April 2026 it passed 872 feet and became the tallest residential tower in Miami. It topped off on 23 July. The county roll still carries the land as vacant.

The core sits off centre, and the tower was engineered to arrive level
Arquitectonica placed the shear wall core off centre. That is a defensible plan move — it frees the floor plate and opens the corners — and it hands the structural engineer a hard problem, because a tower whose stiffness is loaded to one side wants to twist as it rises and to lean as it settles.
Thornton Tomasetti, the structural engineer, publishes the answer: a belt wall paired with a column overbuild strategy, sized to counter the torsion and lean produced by that off-centre core, and detailed to absorb long-term settlement so the frame reaches a level final position as construction proceeds rather than starting level and drifting off it. The system is otherwise ordinary South Florida practice — reinforced concrete columns and shear walls, post-tensioned slabs. It is being run at an extraordinary height.
None of it is visible from the street. What you see is Fort-Brescia's exterior: curving glass terraces stacked the full height of the building, which he has described as drawing on the connection between Venice and the water. The engineering underneath is what lets the glass keep curving that far up.
Thornton Tomasetti describes the wider assignment as three towers — 85, 55 and 64 storeys — over two ground-level podiums containing parking, 1.2 million square feet in all. Cipriani Residences is the tall one.
Eighty storeys or eighty-five, and a parcel the county still calls vacant
Florida YIMBY reported the tower at 872 feet in April 2026 and, at that moment, the tallest residential building in Miami. Moss topped it off on 23 July 2026, with delivery published as summer 2027.
The count itself is not settled, and we would rather show you the disagreement than pick a side. Wikipedia and most 2025 coverage put it at 80 storeys and roughly 900 feet. ProfileMiami's topping-off release puts it at 85 storeys, roughly 950 feet and 397 residences — and Thornton Tomasetti's own project description also says 85 storeys and 950 feet. Take 80 as the widely published figure and 85 as the one the topping-off announcement and the structural engineer carry.
The Miami-Dade Property Appraiser has not recognised the building at all. Folio 01-0209-060-1040 covers Lots 1 through 4 and 13 through 17 of Block 96, City of Miami South, and the roll lists it under three site addresses — 1420 South Miami Avenue, 1438 South Miami Avenue and 26 SW 14th Street. The DOR code reads VACANT LAND — COMMERCIAL. Lot size, 59,018 square feet. Year built, none. Floor count, zero. Unit count, zero.
That gap is normal — the roll picks a building up after certificate of occupancy, not after topping off — but it is worth knowing that the county's own record of the tallest residential tower in Miami is currently a blank line. It also tells you the site: 59,018 square feet is 1.35 acres. Three hundred and ninety-seven homes on a block and a third of an acre, which is why the whole design argument happens vertically.
Fifty thousand square feet of amenity, and a speakeasy at the 37th floor
Mast Capital publishes more than 50,000 square feet of private amenity. The Cipriani part of it is not a name rented for the awning — the family has been feeding rooms since Harry's Bar opened in Venice in 1931, and the developer's programme puts that operation inside the building rather than beside it.
The published list runs to a residents-only Cipriani restaurant, private dining rooms residents can book, and 24-hour in-residence dining and catering by Cipriani — which is the amenity that actually changes a Tuesday night, more than any pool does.
The move worth noticing is the speakeasy. It is published at the 37th floor, facing Biscayne Bay, rather than on the roof. A rooftop bar is a view. A bar 37 floors up, mid-tower, is a place you go down to at eleven at night without changing shoes.

Four levels given to wellness, rather than one gym floor, is the part of the programme that reads as considered rather than checklist.
Ten-foot ceilings, and a second door onto the terrace
Three hundred and ninety-seven residences, published as one to four bedrooms, with interiors by 1508 London — the studio behind some of the more restrained residential work in London and New York, which is a different instinct from the Venetian exterior and probably the right counterweight to it.
The published specification: ten-foot ceilings, floor-to-ceiling sliding glass, and terrace access from the living room and the primary bedroom of every residence. That second door is the detail. Most towers give you one way onto the terrace and the bedroom looks at glass; here you can step out of bed onto it. Direct elevator entry is published for select residences.
Kitchens are eat-in and open, with custom Italian cabinetry the developer describes as drawn from Cipriani's own style, and Sub-Zero and Wolf appliances — cooktop, integrated refrigerator and freezer, wine cooler, dishwasher. Primary bathrooms are published with freestanding tubs, glass-enclosed showers and Italian vanities; every primary bedroom gets a walk-in wardrobe, and there is a proper laundry room with a full-size washer and dryer rather than a closet stack.
The top 18 floors are marketed as the Canaletto Collection, and here the published figures diverge again: the topping-off release describes 70 homes, while 2025 coverage describes six penthouses and 74 residences. Both come from the developer's own material at different dates. Assume the collection occupies the same 18 floors either way.
What is actually on foot from SW 14th Street
The block sits between South Miami Avenue and SW 1st Avenue, SW 14th Street and SW 14th Terrace — which puts it on the retail spine rather than near it. Mary Brickell Village at 901 South Miami Avenue is about five blocks north; Brickell City Centre at 701 South Miami Avenue, Swire's five-storey open-air centre across roughly nine acres, is about seven. Its Climate Ribbon is 150,000 square feet of fabric-wrapped steel blades engineered by Hugh Dutton Associates to pull breezes through the walkways and route an estimated three million gallons of rainwater a year into cisterns.
Southward is the quieter half. Simpson Park Hammock at 55 SW 17th Road holds 7.8 acres of Brickell Hammock — tropical hardwood forest set aside in 1913, on the Miami Rock Ridge above fifteen feet of elevation, and the only place in Brickell where you cannot hear the avenue. Three blocks from the site.
The tower's own western boundary is SW 1st Avenue. Walk four blocks up it and you are at Metrorail's Brickell station at SW 10th Street, which runs direct to Miami International. The free Metromover Brickell Loop stops roughly every two blocks and runs into Brickell City Centre at the Eighth Street station. The Underline's first phase, Brickell Backyard, opened February 2021 — half a mile of trail, flex court, outdoor gym and gardens under the Metrorail, running from the Miami River down to SW 13th Street, which is to say it ends one block short of the front door.
Walk Score rates Brickell Avenue 99 for walking and 96 for transit. Miami International is about seven miles via SR-836, typically 15 to 25 minutes. Fort Lauderdale-Hollywood is about 28 miles up I-95, typically 35 to 55.
Who this one is for
This is a tower for someone who wants the address to do work. It is not on the water — the site is interior Brickell, and no amount of curving glass changes that. What it has instead is the highest residential vantage in the city over Biscayne Bay, a walkable half-mile of the best retail in Miami, and a kitchen operation downstairs that will send dinner up at midnight.
It suits a second home particularly well. Lock the door, fly out, and the building keeps running — that is what 24-hour in-residence dining and a full service programme are actually for. It suits anyone who entertains, because the private dining rooms mean you are not sizing your own apartment for twelve. And it suits a buyer who wants brand-new, since nothing about the building has been lived in yet and delivery is published as summer 2027.

There is no sale history to publish for this building, because the county records condominium sales only once a declaration exists. Until then the only available facts come from the developer and from people watching the site. Here is who said what, and when.
