Privacy notice
This page describes what actually happens when you use this site, in the order it happens. It was written by reading the site's own code rather than by adapting a template, which is why it names specific services and specific fields.

1. When you read a page
Two things record the visit, and they are materially different from each other.
The site's own counter
A first-party beacon records: the page path, the page title, the referring address if your browser sent one, any utm_ campaign values in the link you followed, a random session identifier, whether this was the first page of the visit, your browser's language setting, and your browser window width.
What it does not do matters more. It sets no cookies. It does not store your IP address. It does not build a profile or a fingerprint, and it cannot recognize you on any other website. The session identifier is a random string held in sessionStorage, which your browser discards when you close the tab — so a return visit tomorrow is a new, unlinked session. This data is stored in a database operated for this site alone and is not shared.
Google Analytics
This site also loads Google Analytics 4. Unlike the counter above, Google Analytics does set cookies in your browser, and your IP address is transmitted to Google as part of the request. Google processes that data under its own terms, and what it does with it is Google's decision rather than ours.
Fonts
Typefaces are loaded from Google Fonts. Your browser requests those files directly from fonts.googleapis.com and fonts.gstatic.com, which means Google receives your IP address on each page load whether or not you interact with anything.
Hosting
The site is served by Netlify, which keeps standard server logs of requests in the ordinary course of operating a web server.
2. When you send the form
The contact form collects only what it displays: your first name, your email address, and optionally your phone number, whether you are buying, renting or selling, a property type, a bedroom count, a budget, and your message. Email is the only required field besides the consent box.
Submitting it sends those values to a function operated for this site and stores them so that Stefania Riverin can reply to you. That is the entire purpose. The information is used to answer your inquiry and to continue that conversation.
- It is not sold, and it is not rented, traded or shared with data brokers, lead aggregators or advertising networks.
- It is not used to build advertising audiences.
- Ticking the consent box is required so that a reply is permitted, and as the form itself states, consent is not a condition of any purchase or service.
- Stefania is a licensed Florida real estate sales associate withNB Elite Realty. Where a transaction proceeds, the brokerage and the parties a transaction requires — a title company, a lender, an association — will necessarily receive the information that transaction needs.
3. Where the data is
Both the pageview records and the form submissions are stored on infrastructure located in the United States. If you are writing from Canada, Quebec, France or anywhere else outside the US, that is a cross-border transfer and you should know it before you send the form rather than after.
4. What you can ask for
Rather than list statutes that may or may not apply to a business this size, here is what will actually be done if you ask, whoever you are and wherever you are writing from:
- A copy of what has been stored about you.
- A correction to anything that is wrong.
- Deletion. Your inquiry and the record of it will be removed, subject only to anything a completed real estate transaction requires to be retained under Florida law or a brokerage's record-keeping obligations.
- An end to contact at any time, by replying to any message and saying so.
Write to stefaniariverin@gmail.com. Because the pageview counter stores no identifier that survives your visit, there is generally nothing in it that can be traced back to you to retrieve or delete — which is the point of building it that way.
5. Children
This site is aimed at people transacting in real estate and is not directed at children. Nothing here is knowingly collected from a child.
6. Links out
Pages here link to WhatsApp, Instagram, Google Maps, government and county sources, and to the published material of individual buildings. Those are links, not embeds — nothing is sent to them until you click. Once you do, you are on their site under their privacy terms.
7. Changes
If what the site collects changes, this page changes with it and the review date above moves. It is dated for that reason.
