Terms and conditions
Using this site means accepting what follows. Most of it is about the difference between research and advice, because this site publishes a lot of the first and none of the second.

1. Who publishes this

A Florida sales associate acts under the direction and control of a registered broker, and every engagement described on this site is held by that brokerage.
2. This is information, not advice
Pages here explain Florida statutes, federal tax provisions, county records and municipal codes, and they cite the authority and the date it was read. That is research published so you know which questions to ask.
It is not legal advice, tax advice, accounting advice, appraisal, engineering or investment advice, and a real estate licensee is not qualified to give any of them. Where a page carries a professional disclaimer it says so on the page. Before you act on anything with money attached, take it to a lawyer, a cross-border accountant, a licensed inspector or an appraiser as the question requires.
3. What the figures are, and what they are not
This site does not hold an MLS or IDX license and deliberately does not publish listing inventory. The numbers here come from public record — principally the Miami-Dade county sales record — and from primary published sources, each carrying the date it was retrieved.
- Sold figures are filtered to qualified arm's-length transfersand the excluded transfers are counted and published beside them. That is a deliberate methodology, not a complete record of every deed.
- Public record can be wrong or out of date. The Miami-Dade Property Appraiser says as much about its own data. Verify anything you intend to rely on, at the source, before you rely on it.
- Building facts — year built, unit counts, minimum lease terms — come from the county roll and recorded documents. Where a figure is contested or unverified, the page says so rather than picking one. Read those notes.
- Statutes and rules change, and several figures quoted here are adjusted periodically by an agency. Every such figure carries its date and its source so you can check whether it still holds.
4. The calculators
The calculators produce estimates from the numbers you type in. They are a way to see how the variables move against each other, not a quotation, an appraisal, a loan approval or a closing statement. They exclude anything the page says they exclude. No decision should rest on one.
5. No relationship is created here
Reading this site, using a calculator or sending the contact form does not create a brokerage relationship, an agency relationship, or any duty owed to you. A working relationship begins when it is agreed in writing, as Florida requires. Until then, treat correspondence as a conversation rather than as representation.
6. Fair housing
This is an equal opportunity site. Property is offered without regard to race, color, religion, sex, handicap, familial status or national origin, and to every class protected under federal, Florida and Miami-Dade County law. Pages here describe buildings, documents, rules and geography. They deliberately do not describe who lives anywhere, and they do not rank areas or schools.
7. Links and third-party material
Pages link to government sources, county records, associations, developers and publications so their claims can be checked. Linking is citation, not endorsement, and the content of another site is that site's responsibility. Their terms govern once you arrive.
8. Content and images
The writing, the analysis, the scoring method and the compiled data on this site belong to its publisher. Quoting a passage with attribution and a link is welcome; republishing pages or bulk-copying the compiled data is not. Third-party material appears only where it is licensed, owned, or used with the rights holder's written permission.
9. Availability, and the limit of liability
The site is provided as it is. No promise is made that it will be uninterrupted, error-free or current at any moment. To the fullest extent Florida law allows, neither the publisher nor the brokerage is liable for loss arising from reliance on anything published here. The corresponding commitment is the one the site keeps everywhere else: sources are cited, dates are shown, and errors are corrected rather than quietly edited.
10. Governing law
These terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles.
11. Changes
These terms may be updated. The review date above moves when they are, which is why it is there.
