The building starts fifty feet below sea level
Most towers get interesting somewhere above the lobby. Una's hardest problem was solved before anything rose at all. The site is bayfront, which is another way of saying the water table is close enough to touch, and the plan called for three levels of parking beneath it.
The builders' published account of the solution is deep soil mixing. Roughly 800 holes were drilled about fifty feet down and injected with cement slurry, blended in place with the limestone, rock and sand already there, the columns interlocking into one continuous wall. What that produces, in the contractors' own description, is a watertight concrete box — formed first, hollowed out afterwards. Mass excavation took about three months. Foundation piles then went a further 135 feet down to carry the tower above.
The figures published for the garage alone: 50,520 cubic yards of concrete, 8,960 tons of rebar, 1,693 tons of structural steel, and 236 cars across roughly 100,000 square feet on three levels, at a cost the developers put at $25 million. Civic Construction and Ant Yapi built it as a joint venture, with Keller International on the soil work, and it has been described as the deepest and most expensive underground garage ever built in Miami. No resident will ever see it. It is still the most interesting thing about the building.
Above grade, Adrian Smith + Gordon Gill Architecture gave the tower a profile you can pick out from the Rickenbacker Causeway. Adrian Smith designed the Burj Khalifa before co-founding the practice; here the vocabulary is nautical rather than record-breaking — 47 storeys and roughly 579 feet of curved, keel-like massing aimed at Biscayne Bay, balcony lines running like a hull's sheer. What the county record still says about 175 SE 25th Road
Folio 01-4140-012-0010 is the parcel under Una. Pull it up on the Miami-Dade Property Appraiser's roll and the land use code reads VACANT LAND — COMMERCIAL: VACANT LAND. Lot size 47,248 square feet. Year built: none. Floor count: none. Unit count: none. There is a land value and no building value line at all, and the legal description still reads KARNEGIS SUB PB 89-91, Tract A — followed by "FKA BAY TOWER CONDO," the name of what stood on the ground before.
Meanwhile the tower holds its temporary certificate of occupancy, issued at the end of February 2026, and closings began the following month. Both things are true at the same time. The roll is a tax record on an annual cycle, and a new improvement is picked up in the roll year after it appears; the paperwork has simply not caught up with the building. Worth knowing, because a buyer's first search of the county record will show a vacant commercial lot where a 47-storey tower is standing.
The unit count splits too, and that one is not a timing lag. Developer materials and CondoBlackBook publish 135 residences. Cain International's own delivery announcement and Florida YIMBY's report on the TCO both say 129. Brickell.com has run 137. The roll, which would normally settle the question by counting folios one at a time, has not yet created any. Until it does, the number on the declaration of condominium is the one to ask for.
Three pools, a spa, and a boat at the bottom of the elevator
The published programme is three separate pools rather than one basin doing three jobs — a bayfront pool, an outdoor lap pool and a family pool — plus a children's splash pad and a whirlpool, set across a landscaped deck with cabanas, shaded lounges and grilling areas. Enea's planting is the reason the deck reads as a garden rather than a slab.
Indoors there is a spa and wellness centre with steam room and sauna, a separate beauty suite, and a fitness centre with rooms set aside for yoga and personal training. Vladislav Doronin, who founded OKO Group, is also chairman and chief executive of Aman, and the developer has publicly described the wellness spaces as drawing on that experience. Read the finishes with that lineage in mind.
The social rooms are a residents' lounge, a private dining room with catering kitchen, a screening room and a children's playroom. Published service includes 24-hour concierge, valet, a package room, air-conditioned private storage, and the detail people actually remember at dinner parties — a daily house car. The developer also publishes member access to the Grand Bay Club on Key Biscayne.
Then the water. Una publishes a private marina with direct Biscayne Bay access and a Baywalk along the seawall behind the property. Almost nothing in Brickell can put a boat at the bottom of the elevator, and the geography here is unusually kind: the three movable bridges over the Miami River are all north of this site, so a run down the bay and out through Government Cut never waits on a draw.
Inside the residences
Two to five bedrooms, roughly 1,100 to 4,786 square feet, every home entered from a private elevator landing. Plans run flow-through wherever the floor allows, so the bay sits on one side and the skyline on the other, and the terraces are sized to hold a table rather than two chairs and a plant.
Ceilings are published at 10 feet 8 inches through most of the tower, with floors 15 through 18 and floor 37 at 13 feet, and penthouse levels between 11 feet 7 inches and 12 feet 4 inches. The glass is floor-to-ceiling and specified for acoustic and thermal performance; balcony railings are glass, so the sheer line stays clean from outside and the view stays whole from within.
Kitchens are Gaggenau. Principal suites are drawn with separate his-and-hers closets and bathrooms rather than one shared run of cabinetry. At the top, two tri-level penthouses of about 7,089 square feet interior each carry roughly 2,871 square feet of outdoor space, with a private pool, summer kitchen, sauna and steam room apiece.
South Brickell, at the quiet end
This is the bottom edge of Brickell, where SW 26th Road closes the neighbourhood off — lower, greener ground than the retail spine a mile north, and closer to the water. Alice Wainwright Park sits on the bay just south. Simpson Park Hammock, 7.8 acres of tropical hardwood forest first set aside in 1913 on the Miami Rock Ridge, is a short walk inland at 55 SW 17th Road.
Brickell City Centre is about a mile up South Miami Avenue: five storeys and roughly nine acres of open-air retail under the Climate Ribbon, 150,000 square feet of fabric-wrapped steel blades engineered to channel breeze and route an estimated three million gallons of rainwater a year into cisterns. Mary Brickell Village sits two blocks south of it at 901 South Miami Avenue. Komodo is at 801 Brickell Avenue; Zuma and the Kimpton EPIC are across the river at 270 Biscayne Boulevard Way.
The Underline's first leg, Brickell Backyard, opened in February 2021 — half a mile of trail, gardens, flex court and outdoor gym beneath the Metrorail. Metrorail's Brickell station runs direct to Miami International, and the free Metromover loop stops roughly every two blocks. The Rickenbacker Causeway leaves from this southern edge for Virginia Key and Key Biscayne.
Walk Score rates Brickell Avenue 99 for walking and 96 for transit. The honest version from this end of it: parks, the causeway and the water are on foot, and the full run of Brickell City Centre is a short ride or a brisk twenty-minute walk. Miami International is about seven miles by SR-836, typically 15 to 25 minutes. Fort Lauderdale-Hollywood is about 28 miles up I-95, usually 35 to 55.
Who it suits
Someone who wants the newest thing on the south bayfront and wants it delivered rather than rendered. The glass is up, the TCO is issued and closings are running; the county roll is the only party still describing it as a vacant lot.
It suits a boat, obviously — the marina and the clear run to Government Cut are the reason to choose this address over a taller one further north. It suits people who spend part of the year elsewhere: valet, concierge, package room, house car and air-conditioned storage make the lock-and-leave arithmetic work. And it suits anyone who wants a genuinely large floor plan in Brickell, which is scarcer than the skyline suggests — plans reach 4,786 square feet before the penthouses start.
It is a less obvious choice if you want to walk out of the lobby into the middle of everything. That building is a mile north. This one trades the noise for the bay.
