Heated area is a poor denominator here. A meaningful share of what a waterfront parcel is worth sits in the ground and the frontage rather than in the building standing on it, and on a street where the oldest houses date to 1930 some of these prices are land prices with a structure attached. Two houses of identical square footage on this island can be a long way apart on water frontage, orientation, lot width at the seawall, and what it would cost to bring the seawall and the elevation up to current standard.
