What governs this parcel
Made ground, built in 1924 and formally established in 1934. City of Miami Beach.
- Seawall — City of Miami Beach. The owner is responsible. New seawalls must meet a minimum of 5.7 feet NAVD, or 4.0 feet NAVD if designed to support future elevation to 5.7, and a repair at or above $300 per linear foot is substantial enough to trigger that standard. After a citation the clock is 60 days to show progress and 730 to finish. The full sequence.
- Flood elevation. Elevation certificates have been required since 1995 for new construction and substantial improvement, and the county publishes a searchable database for homes built after that. A house older than that with no substantial improvement usually has none. The 50% rule turns a large renovation into an elevation project by threshold rather than negotiation.
- Getting a boat to open water. We have not published a verified clearance for the bridges on this route and will not borrow one from a neighboring causeway — a wrong air-draft figure sends somebody to a house their boat cannot reach.The verified Venetian figures are here, and the equivalent for this route is being assembled from the same federal source.
- A homeowners association. La Gorce has had one governing since 1946. Whether it imposes an approval requirement or a transfer assessment is a question for its own governing documents, which we have not yet read — so this page does not state one.
