33 single-family parcels, and 4 recorded arm's-lengthsales since the start of 2024. Every figure below is from the Miami-Dade County property roll, counts only transfers the state marks as arm's length, and says how many were excluded to get there. Read September 8, 2026.

Star Island on the county roll

Parcels
33 single-family
Qualified sales since 2024
4
Median of those sales
$46,850,000 — on 4 sales, which is too few to call a market rate
Median $/sf
$5,039 of heated area
Transfers excluded
32 of 84 recorded (38%) — not arm's length
Highest recorded
$120,000,000 on February 27, 2025
Built
1923 to 2024, median 1998 (25 parcels with a year on the roll)
Read the count before the median. 4 qualified sales in nearly three years is not a market rate, it is a short list. On a street this size a single unusual house moves the median by millions, and the honest use of the figure is as a starting point for a conversation rather than as a number to price against.

The recorded sales

Arm's-length transfers since the start of 2024, most recent first, as the county recorded them. Addresses are public record; the names on the deeds are too, and this site does not publish them.

Heated area is a poor denominator here. A meaningful share of what a waterfront parcel is worth sits in the ground and the frontage rather than in the building standing on it, and on a street where the oldest houses date to 1923 some of these prices are land prices with a structure attached. Two houses of identical square footage on this island can be a long way apart on water frontage, orientation, lot width at the seawall, and what it would cost to bring the seawall and the elevation up to current standard.

What governs this parcel

Made ground — dredged from the bottom of Biscayne Bay and completed in 1922. Reached from the MacArthur Causeway, City of Miami Beach.
