What governs this parcel
The City of Miami end of the Venetian chain of artificial islands. On the Venetian Causeway — but inside the City of Miami rather than Miami Beach, which changes which rules apply.
- Seawall — City of Miami, not Miami Beach. This is the jurisdictional trap on the Venetian chain: the islands are split between two municipalities running separate seawall regimes, so the Miami Beach standard quoted on most pages does not govern here. Establish the municipality before accepting any figure.Why the jurisdiction decides the rule.
- Flood elevation. Elevation certificates have been required since 1995 for new construction and substantial improvement, and the county publishes a searchable database for homes built after that. A house older than that with no substantial improvement usually has none. The 50% rule turns a large renovation into an elevation project by threshold rather than negotiation.
- Getting a boat to open water. The Venetian Causeway bridges are federally regulated: 12 feet closed on the west bridge, 5 feet on the east, both opening only on the hour and half hour from 7am to 7pm daily.The clearances and the citation.
- Any association or transfer requirement. Several communities in this market run a mandatory owners association with an approval step and a fee at purchase — the single-family equivalent of condominium board approval.
