Miami Design District Real Estate

The Design District's retail core contains no completed residential condos. Three buildings on the periphery carry the label — and buyers searching this phrase need to understand the geography before they sign anything.

What the Design District Actually Is

The Miami Design District is a luxury retail and design center concentrated on and around NE 2nd Avenue between roughly NE 38th and NE 42nd Streets, developed over the last two decades by Craig Robins and Dacra into one of the densest concentrations of European luxury brands outside of Europe itself. Louis Vuitton, Hermès, Dior, Prada, Valentino, Givenchy, and roughly sixty other labels anchor the core. The Institute of Contemporary Art at 61 NE 41st Street operates at no admission charge. Palm Court and the surrounding pedestrian blocks occupy what were low-rise commercial properties twenty years ago.

It is not, as of September 2026, a residential district. This is the fact that most real estate content about the Design District avoids stating plainly, and it is the most useful thing a buyer searching this phrase can know.

The Miami-Dade Property Appraiser's roll for the core blocks — NE 38th to NE 42nd Streets along the NE 2nd Avenue corridor — shows commercial and retail zoning with no completed residential condominium buildings. A search of major listing platforms within the district core returns pre-construction offerings at a single address and zero resale inventory. A polygon search of the district core on Redfin returned seven results, all pre-construction, zero resale. The Real Deal reported in April 2026 that the district is "mostly zoned retail" with roughly 1,000 residential units in its pipeline, all future delivery.

The Three Buildings That Carry the Label

Three completed condominium buildings are routinely associated with the Design District name on listing platforms and aggregator pages. All three sit on or near Biscayne Boulevard, three to five blocks east of the retail core. None sits within the commercial district itself. And all three carry inconsistent neighborhood labels across sources — the same unit appears as Design District on one platform and as Edgewater, Buena Vista, or Magnolia Park on another. This is not a minor discrepancy. It affects what you think you are buying, what the building's certificate of occupancy says, and what the next buyer will search for.

Quadro at 3900 Biscayne Boulevard is a mid-rise condominium three blocks south of the retail core's southern edge. As of Q3 2026, 20 units were active at a median asking price of $587,500 ($777 per square foot). One verified fee on record was $1,120 per month. The 20-unit count is corroborated by independent unit-by-unit verification across multiple sources — other platforms report 18, 19, or 22, reflecting the data integrity issues common to smaller buildings on aggregator sites.

Baltus House at 4250 Biscayne Boulevard sits about eight blocks north of the retail core. The Q3 2026 survey recorded a median asking price of $437,250 at $570 per square foot across the tracked active units. Verified fees ranged from $874 to $1,702 per month on two confirmed units. Active listing count varied from 10 to 14 across platforms — a range wide enough to require going to the individual detail pages rather than trusting any headline count. At least two aggregator unit pages for this building display listings that closed in 2018 and 2022 as active, which is why the figures here are limited to units corroborated across at least two independent sources at matching prices. Baltus House is labeled Edgewater and Buena Vista on listing platforms in addition to Design District.

One Bay Residences at 455 NE 39th Street is a 38-unit low-rise development one block west of Biscayne that includes townhome product with private garages and direct ground-floor entry. Five units were active at a Q3 2026 median of $1,274,000 ($790 per square foot). The townhome format means fees for some units run around $499 per month — substantially lower than typical high-rise HOAs — but the product is not comparable to a tower condominium and should not be blended into the same per-square-foot or HOA statistics without segmentation. Compass lists this building under Magnolia Park.

What Is Coming — the Pipeline

The residential pipeline for the Design District is substantial, with delivery targets mostly in 2028 and 2029. Two projects have received enough press coverage and permitting activity to treat as committed supply.

Miami Design Residences by Fouquet's, at 39 NE 39th Street, is a planned 143-unit condominium with Fouquet's — the Champs-Élysées restaurant group — as the hospitality anchor. The project has been covered by The Real Deal and local press. No delivery date has been confirmed in primary permitting records reviewed here; 2029 is the most-cited figure in secondary coverage.

Kempinski Residences Miami Design District, addressed at 3801 and 3883 Biscayne Boulevard, is a planned 132-unit development with the Kempinski hotel brand. Delivery targets in secondary coverage cluster around 2028 to 2029. Several additional proposals — The Helm at 4201 NE 2nd Avenue, Jean-Georges Miami Tropic Residences — have been announced but have not reached permitting activity that warrants treating them as near-term supply.

One rental project — CASSI — is in the pipeline but is not for-sale condo product and is not tracked here.

Getting Around from Here

Biscayne Boulevard is the arterial spine. NE 36th Street connects west to I-95 in approximately four minutes and provides quick access to the Julia Tuttle Causeway eastbound for Miami Beach. The Brightline Miami station at NW 1st Avenue and NW 3rd Street is approximately two miles south, most efficiently reached by rideshare rather than the Miami Trolley route. The Miami Trolley Brickell-Midtown line runs through adjacent Midtown, one to three blocks west depending on the block, and connects south toward the Adrienne Arsht Center Metromover station. There is no Metromover station in the Design District or at any of the three peripheral buildings. I-195 approach from NE 36th Street is the clearest highway route for anyone commuting west.

Margaret Pace Park on Biscayne Bay is a seven-to-ten-minute walk east of Quadro and Baltus House. There is no bayfront access from the Design District retail core or from any of the three residential buildings.

What a Buyer Should Understand Before Searching This Label

The neighborhood label is applied inconsistently and the inconsistency is consequential. A unit marketed under "Design District" may deliver a product that resale buyers will search for as "Edgewater," "Buena Vista," or "Midtown" — and the audience size behind each of those labels differs. If you are buying as an investment, understand how the building is indexed on the platforms your future buyer will use, not how the seller's broker is branding it today. Ask for the actual Miami-Dade Property Appraiser folio number and read the certificate of occupancy directly — both carry the legal neighborhood designation the county used at delivery.

Pre-construction in this area involves longer timelines than typical and hotel-branded pricing premiums that will need to be validated at delivery. The Fouquet's and Kempinski offerings carry hotel management agreements alongside the condo documents. Those agreements affect how the unit can be used, what fees apply beyond the standard HOA, and what restrictions govern short-term occupancy. Request the full condo documents and the hotel management agreement before committing deposit money — not after.

The three existing buildings are not waterfront. If a bay view or direct water access is a requirement, the Design District and its periphery do not supply it. That conversation belongs in Edgewater.

Frequently Asked Questions

Are there condos for sale in the Miami Design District?

The Design District's retail core contains no completed residential condos as of September 2026. Three buildings associated with the District label — Quadro at 3900 Biscayne Blvd, Baltus House at 4250 Biscayne Blvd, and One Bay Residences at 455 NE 39th St — sit on the periphery, two to five blocks from the retail core, and carry inconsistent neighborhood labels across platforms.

What is the typical price per square foot in Design District condos?

Among the three completed peripheral buildings in Q3 2026, asking prices ranged from $570 per square foot at Baltus House to $790 per square foot at One Bay Residences, with Quadro at $777. These are asking prices from active MLS listings, not closed-sale medians — verify current figures against the MLS before making an offer.

What new construction condos are coming to the Design District?

Two projects have public details: Miami Design Residences by Fouquet's (39 NE 39th St, approximately 143 units, targeting 2029) and Kempinski Residences Miami Design District (3801–3883 Biscayne Blvd, approximately 132 units, targeting 2028–2029). Both are pre-construction with no confirmed delivery dates in primary permitting records as of September 2026.

How far is the Design District from Wynwood?

The two districts share a boundary along approximately NE 36th Street. The walk from the NE 2nd Avenue retail core to the Wynwood gallery corridor on NW 2nd Avenue is about 10 minutes on foot, or two to three minutes by car in normal traffic.

Is there public transit to the Miami Design District?

The Miami Trolley Brickell-Midtown route passes through adjacent Midtown, one to three blocks west. The nearest Metromover station is at the Adrienne Arsht Center, about 1.5 miles south. There is no Metromover station serving the district or any of its three residential buildings directly.

How does the Design District compare to Edgewater for condo buyers?

Edgewater holds completed bayfront towers with established resale history, condo documents on record, and milestone inspections underway. The Design District's three peripheral buildings are not waterfront and carry label ambiguity. The pre-construction pipeline offers hotel-branded product without delivery history or reserve data. Buyers who want a completed building with a measurable track record have substantially more choices in Edgewater today.
