A Planned City on the Intracoastal
Aventura was incorporated on November 7, 1995, making it one of Miami-Dade County’s newer municipalities. Before incorporation, the area developed through the 1970s and 1980s as an unincorporated master-planned community anchored by Turnberry Associates’ early construction projects—a strategy that produced the recognizable cluster of residential towers along the Intracoastal Waterway long before the city had a government of its own.
The city occupies 3.2 square miles of land in northeastern Miami-Dade County, bookended by the Intracoastal Waterway and Dumfoundling Bay to the east and the county line with Broward to the north. Maule Lake—a freshwater lake connected to the Intracoastal by a navigable channel—defines part of the southern edge. At its geographic center, Aventura sits 12 miles north of downtown Miami and 12 miles south of Fort Lauderdale, a position that places both urban cores within roughly 20 minutes in non-peak traffic via I-95 (Exit 16) or US Route 1, which runs along the city’s western edge as Biscayne Boulevard.
The city is governed under a Commissioner-City Manager structure. Its annual budget is $58 million, its total assessed real estate value exceeds $10 billion, and 2,708 registered businesses operate within the city limits. The ad valorem millage rate of 1.7261 per $1,000 of assessed value is among the lower rates in Miami-Dade County for a city offering this level of municipal services.
Residential Enclaves and Building Inventory
Aventura’s condominium stock does not follow a single address corridor the way Edgewater or Brickell do. The high-rise inventory distributes across several distinct enclaves, each with its own entry price, amenity package, and waterfront exposure.
Williams Island is a private, guard-gated island community in the southern portion of the city, surrounded by Intracoastal water on all sides. Its towers—addressed along Williams Island Boulevard—are mid-rise by Aventura standards and feature direct water frontage with marina access. Asking prices in Williams Island ran $720–$890 per square foot as of mid-2026, placing it at the upper tier of the city’s condo market.
Porto Vita occupies the northeastern quadrant of Aventura, a gated enclave of two towers and townhome clusters centered on a private marina and club. Porto Vita units command premiums for bay views and the marina-access lifestyle that listings in other parts of Aventura cannot replicate.
Turnberry Isle wraps around the JW Marriott Turnberry Resort & Spa and two championship golf courses. Residential towers and townhomes line the perimeter of the resort grounds. A private membership structure provides residents access to resort amenities, fitness facilities, and dining—at an additional cost separate from HOA fees.
Aventura Marina and the Waterways district stretches along the interior streets south of NE 207th Street and around the city’s marina. This corridor houses a mix of 1990s and 2000s high-rises at price points below the named communities above. Asking prices in this district ran $540–$680 per square foot as of mid-2026.
Beyond these enclaves, a handful of standalone towers occupy the Biscayne Boulevard corridor and intersecting streets, offering more varied vintages—from 1980s concrete to post-2010 construction.
Transit and Regional Access
Aventura is the only city in Miami-Dade County with a dedicated Brightline intercity rail station. The station sits embedded inside Aventura Mall and provides direct service to Miami Central, Fort Lauderdale, Boca Raton, West Palm Beach, and Orlando. Travel time to Miami Central is approximately 30 minutes; Fort Lauderdale is roughly 15 minutes in the other direction. For buyers who maintain professional or personal commitments in both Miami-Dade and Broward, or who travel regularly to Orlando, Brightline rail access from within the city is a practical distinction.
The city operates the Aventura Express, a free circulator shuttle with three routes. Service connects major residential clusters with Aventura Mall, the hospital district, and the marina area. The shuttle runs seven days a week during extended hours.
Road access: I-95 at Exit 16 is the primary on-ramp. The Florida Turnpike is accessible within a few minutes via local roads. Fort Lauderdale-Hollywood International Airport (FLL) is approximately 15 minutes north; Miami International Airport (MIA) is approximately 30 minutes south.
Aventura has no Metrorail or Miami-Dade Transit bus rapid transit within city limits. The Brightline and the city shuttle are the primary transit options for residents without vehicles.
Condo Market Conditions
The City of Aventura reported a total real estate value of $10 billion across its 3.2-square-mile footprint. The luxury segment—condominiums listed above $800,000—posted a median asking price of $687 per square foot in Q2 2026, a 6.1% increase over the $648 per square foot median recorded in Q2 2025, according to market data tracked by Aventura Luxury Estates.
Sale-to-list ratios as of mid-2026 were 98.2% for properties priced at or near comparable closed sales, and 96.4% overall. Properties listed 8–12% above recent comps were sitting materially longer—74 days on market versus 32 days for properly priced inventory—a spread that buyers in Aventura were actively pricing in.
Single-family waterfront homes occupied a separate price tier. The Q2 2026 median for waterfront houses reached $3.42 million, up from $3.16 million in Q2 2025 (8.4% year-over-year). Supply in this segment stood at 3.1 months as of mid-2026, with 11 of 84 tracked homes available.
Waterways and Outdoor Recreation
The Intracoastal Waterway and Dumfoundling Bay frame Aventura’s eastern edge. Direct water access with private dock rights is confined primarily to buildings and homes in Williams Island, Porto Vita, and the Marina district. Many of the city’s inland towers have Intracoastal views without deeded water access.
Founders Park, a 29-acre municipal park, provides athletic courts, green space, and bayfront access for residents across the city. Directly north of Aventura’s boundary, Oleta River State Park—Florida’s largest urban park at 1,043 acres—offers kayak launches, mountain bike trails, and a designated swimming beach. Maule Lake, within city limits on the southern end, is accessible by small watercraft from the Intracoastal connection.
Aventura Mall and Retail
Aventura Mall spans 2.4 million square feet, making it the fifth-largest enclosed shopping center in the United States. The mall anchors the city’s retail and transit position simultaneously—it serves as both the commercial center of Aventura and the address of the Brightline station. The Esplanade at Aventura and a collection of retail strips on US-1 round out the commercial inventory.
Healthcare
HCA Florida Aventura Hospital, a Level II Trauma Center, sits within the city. Additional medical services are available at Mount Sinai Aventura and Nicklaus Children’s at Aventura. Memorial Regional Hospital (Hollywood) and Broward Health Medical Center (Fort Lauderdale) are within 15–20 minutes north.
What Buyers Should Verify
Aventura’s condo declarations vary building by building. Minimum lease duration and the number of permitted leases per year are set in each building’s recorded declaration—not in the HOA rules, which can be amended more easily. Buyers intending to lease their units should request the recorded declaration during the inspection period and verify the terms against the offering. The process for reading a condo’s governing documents mirrors what is covered in the condo board minutes guide—the same document checklist applies here.
Several mid-2000s buildings in Aventura are approaching Florida’s 40-year recertification threshold or are already in the milestone inspection cycle required under Florida Statutes Chapter 718 for buildings three stories or taller completed after July 1, 1992. Budget reserves, pending assessments, and inspection status should be disclosed in the condominium association’s financials, the most recent budget, and the milestone inspection report—all of which a buyer is entitled to review during the statutory inspection period.
The structural integrity reserve study (SIRS), required by December 31, 2024 for qualifying buildings, and the associated reserve funding schedule are material items for any Aventura condo purchase. Underfunded reserves at closing represent a risk of future special assessment.
Aventura has two zip codes: 33160 (the northern and central sections) and 33180 (the southern and eastern sections, including Williams Island).
