Coral Gables Condos: Boutique Towers in Miami's Mediterranean City
Coral Gables is Miami-Dade's first planned city, incorporated in 1925, and its built environment still reflects that origin. Canopy oaks arch over limestone-trimmed boulevards, a design review process governs every facade alteration, and the City Beautiful planning ethos set by founder George E. Merrick produces a coherence rare in South Florida. For condo buyers, the offer is a quieter register of luxury — boutique towers instead of supertall slabs, short walks to Miracle Mile's restaurants and galleries, and a city that maintains its own police department, fire stations, and code enforcement independent of Miami-Dade County.

I cover Coral Gables as part of my South Miami focus. Buyers who come to me for this market are usually after something the high-rise corridors on Biscayne Bay do not offer: a pedestrian environment with a century of accumulated detail, a city government that answers its own phones, and a building stock that runs toward the boutique end of the spectrum. What they find is that "boutique" in Coral Gables rarely means cutting corners — the city's design standards require buildings to look like they belong, and most of what gets built does.
Where Coral Gables sits
Coral Gables is an independent municipality entirely surrounded by the City of Miami and unincorporated Miami-Dade County. Its core territory is bounded roughly by the Tamiami Trail (SW 8th Street) to the north, Red Road (SW 57th Avenue) to the west, the Sunset Drive and South Dixie Highway corridor to the south, and South Bayshore Drive and the Coconut Grove city boundary to the east. The Coral Gables Waterway threads through the southern residential streets and connects the canal neighborhoods to Biscayne Bay near Tahiti Beach. The city encompasses about 13 square miles, with the commercial district concentrated along Miracle Mile (SW 22nd Street / Coral Way) and Alhambra Circle.
Because Coral Gables runs its own permitting, zoning board, and code enforcement, buyers deal with city departments rather than county agencies for everything from renovation permits to noise complaints. That separation is part of the area's appeal. The city's design review process for new construction is a genuine checkpoint — planning staff reviews exterior finishes and rooflines for compatibility with the Mediterranean Revival character established in George Merrick's original plat, and the covenants behind that character were written into recorded deeds a century ago.
The condo inventory
Coral Gables is overwhelmingly a single-family city. The condo stack is concentrated near downtown — roughly the Miracle Mile, Ponce de Leon Boulevard, and Alhambra Circle triangle — with a secondary cluster of older mid-rises along South Bayshore Drive. Buildings here run to 10 to 20 stories rather than the 50-story towers in Edgewater or Brickell, and unit counts are correspondingly smaller. That lower density shows up at the front door: attended lobbies in smaller buildings know unit owners by name.
Merrick Manor at 301 Altara Avenue is the most prominent recent delivery: a 10-story boutique building by Astor Companies completed around 2019, with 227 residences ranging from one-bedrooms to penthouse units, located a short walk from Miracle Mile and the Coral Gables Museum. Older mid-rise buildings from the 1980s and 1990s on Ponce de Leon Boulevard, Salzedo Street, and along South Bayshore Drive offer lower per-square-foot entry points; many have been updated internally even where common areas still reflect their decade. A smaller category of pre-war courtyard-style buildings converted to condominiums near Coral Way trades at compressed prices compared to newer product and attracts buyers who prioritize character over amenities.
Individual building pages for Coral Gables condos are in preparation. This guide will be updated with links to each building's sourced page as they are published.

Data note: The Miami-Dade Property Appraiser's address search did not return usable Coral Gables property records during preparation of this guide. The price bands above reflect market knowledge as of Q3 2026. Buyers should pull the PA folio for any unit under consideration and verify the most recent recorded deed price before making an offer. A revision with specific recorded-transaction references from the PA is planned for a future update.
HOA dues and leasing
Monthly HOA dues at boutique buildings with attended lobbies, resort-style pool decks, and fitness facilities typically run $800 to $1,500 for a two-bedroom unit. Older 1980s and 1990s mid-rises with more limited amenity packages often fall in the $500 to $800 range. Pre-war conversions with minimal common amenities can be lower still.
Coral Gables is not a short-term rental market. The City of Coral Gables prohibits rentals shorter than six months in most residential zones, and most condo declarations codify the same floor or impose a longer minimum. Buyers who intend to rent their unit should request the recorded declaration and verify both the city ordinance and the association's specific leasing provisions before purchasing. Platform-based vacation rentals are not permitted.
Florida's statewide requirement for structural integrity reserve studies applies to all Coral Gables condo buildings three stories or taller. Ask any seller for the most recent study and for the Phase 1 milestone inspection report before signing a contract. Buildings that deferred maintenance during prior decades have in some cases levied one-time special assessments to fund required work — review association financials for pending or approved assessments before committing.
Getting around
The Coral Gables Trolley runs a free loop connecting Ponce de Leon Boulevard, Miracle Mile, Coconut Grove, and the Douglas Road Metrorail station on the Green Line. The Douglas station puts Brickell about 14 minutes away by rail; the University Metrorail station on the northern border serves the University of Miami campus. Metrobus routes 24, 40, 42, and 48 extend connections into the broader county network. Miami International Airport is 15 to 20 minutes by car via the Dolphin Expressway (SR 836). The Miracle Mile area supports walking-distance errands for daily needs; a car is useful for larger grocery runs and trips beyond the immediate downtown corridor.
Parks and open space
The Venetian Pool at 2701 De Soto Boulevard — a spring-fed quarry pool carved from oolite limestone and listed on the National Register of Historic Places — is the city's signature outdoor amenity. Salvadore Park on Salzedo Street offers clay tennis courts, a public pool, and a playground. Granada Golf Course, adjacent to the Biltmore Hotel, is a public 18-hole course. Matheson Hammock Park, operated by Miami-Dade County just south of the city limits, provides bayside beach access, a boat launch, and mangrove trail access. The Coral Gables Waterway connects the southern canal neighborhoods to Biscayne Bay at Tahiti Beach, where a county public access point exists; private docks along the canals serve single-family estates rather than condo buildings.
Schools
Most of Coral Gables is served by Miami-Dade County Public Schools. The standard high school feeder is Coral Gables Senior High School; the middle school feeder for much of the city is George Washington Carver Middle School. Elementary attendance zones vary by specific address. Verify the school assignment for any property under consideration using the boundary lookup at dadeschools.net — school zones in Miami-Dade can change and the address-level tool reflects the current assignment. The district also operates magnet programs with district-wide enrollment that buyers in Coral Gables may apply to through the standard county magnet lottery. This page does not characterize school quality.
Buyer checklist
- Pull the Miami-Dade PA folio for the specific unit and review the deed history, year built, and legal description — the PA address search may require the folio number directly rather than the street address for Coral Gables properties.
- Confirm the minimum lease term in the recorded declaration; the city ordinance sets a six-month floor, but individual declarations may require longer minimums.
- Request the structural integrity reserve study and the Phase 1 (or Phase 2, if applicable) milestone inspection report for any building three stories or taller.
- Ask the association for a disclosure of pending or approved special assessments before contracting.
- Verify the school assignment for the unit's address at dadeschools.net, not from the building's marketing materials.
- Check the Coral Gables Planning and Zoning Department's active application list for approved or pending development near the subject property.
- Confirm the association's pet policy and any size or breed restrictions in the recorded declaration, not the listing sheet.
Is Coral Gables its own city or part of Miami?
Coral Gables is an independent municipality within Miami-Dade County. It has its own elected city commission, police department, fire-rescue department, and public works. Building permits, zoning variances, and code enforcement go through Coral Gables city departments — not Miami-Dade County. The city was incorporated in 1925 and operates under a commission-manager form of government.
Can I rent my Coral Gables condo short-term?
No. The City of Coral Gables prohibits rentals shorter than six months in most residential zones. Most condo declarations match or exceed this floor. Platform-based vacation rentals and seasonal rentals under six months are not permitted. Buyers who intend to rent their unit should read the recorded declaration and confirm the specific minimum lease term with the association before purchasing.
Does Coral Gables have beach or bay access?
Coral Gables has no Atlantic Ocean or open-bay beach within its city limits. The Coral Gables Waterway connects the southern canal neighborhoods to Biscayne Bay near Tahiti Beach, where a county public access point exists. Matheson Hammock Park, just south of the city boundary and operated by Miami-Dade County, has a bayside beach and boat launch. Private dockage exists on single-family canal properties but is not a feature of the condo buildings in the downtown corridor.
What are the milestone inspection requirements for Coral Gables condos?
Florida's milestone inspection law requires all residential condo buildings three stories or taller to complete a Phase 1 structural inspection. Buildings where Phase 1 identified potential concerns must proceed to Phase 2. The law also requires associations to conduct structural integrity reserve studies and to fund reserves accordingly. Coral Gables buildings are subject to these state requirements regardless of local classification. Before signing any contract, ask for the most recent milestone inspection report and the structural integrity reserve study.
Are there new luxury condo projects coming to Coral Gables?
Coral Gables reviews new multifamily development proposals against strict design standards; the pipeline of large towers is small compared to Brickell or Edgewater. The city's Planning and Zoning Department publishes active development applications on the city website at coralgables.com. Buyers concerned about nearby construction or land use changes should review the application list before contracting.
How does Coral Gables compare to Coconut Grove for condo buyers?
Both are established neighborhoods in Miami's southern corridor with a walkable downtown core and a majority single-family land use. Coconut Grove sits directly on Biscayne Bay and has more bayfront condo options; Coral Gables is set back from the bay but offers a more formally planned streetscape, its own municipal services, and a commercial district concentrated along Miracle Mile. Price per square foot in new boutique product is comparable in both markets; older inventory generally trades at a discount to newer delivery in each. The decision often turns on walkability priority — Miracle Mile versus CocoWalk — and whether bayfront access is a requirement.
