Every other answer to this question is built from asking prices, because almost everybody publishing one is on a listing feed where sold data is licensed separately. An asking price is an opinion. This is built from 28,139 recorded arm's-length sales since January 2024 across eleven Miami-Dade markets — what buyers actually paid, what they got for it, and how much was thrown out of the calculation to keep it honest. What the trade actually is. Read across a single band and the pattern is the same everywhere: the same money buys either square footage or address, and almost never both. In the two-to-five million band a Coral Gables house runs to roughly three thousand square feet and a Miami Beach condominium to about seventeen hundred, and the condominium is the one on the water. Neither is the better buy. They are answers to different questions, and knowing which question you are asking is most of the work.

The year built column is doing more than it looks

Notice how it moves. In the condominium markets it climbs steeply with price — the money buys newness, because a 2020 tower and a 1970 tower are different products with different fees, different reserves and different inspection positions. In the house markets it barely moves at all, and in some it goes the wrong way, because at the top of a house market the buyer is frequently buying land with a structure on it that will not survive the year.

That is the single most useful thing on this page for anybody shopping at the top of a band: in a tower, an older building at the same price is usually a bigger unit with a larger bill behind it. On a lot, an older house at the same price is often a teardown that the price already reflects.

Two things this page is not

It is not a valuation. A median across a city is a starting point for a conversation, not a number to price a specific property against. What sets the price of one address is the line of sight, the floor, the exposure, the condition and what the building or the lot is carrying — none of which a median can see.

And it is not current asking prices. These are closed, recorded transactions, some of them from early 2024. In a moving market a recorded median lags what is being asked today, in whichever direction the market has gone since. That lag is the price of using facts instead of opinions, and it is worth paying.
