Wynwood Miami Real Estate
Wynwood has one completed for-sale condominium tower as of mid-2026 — and the art district surrounding it is a physical environment with specific highway, transit, and price characteristics worth understanding before you buy.

What Wynwood Is, Geographically
Wynwood occupies a roughly rectangular grid bounded by NW 20th Street to the south, I-195 to the north, I-95 to the west, and the Florida East Coast Railway corridor to the east. The ZIP code is 33127. That eastern FEC boundary is approximately where the neighborhood meets Edgewater and the mixed-use development along Biscayne Boulevard — the two areas share a latitude range but different street grids and a rail line between them.
NW 2nd Avenue is the main north-south axis through the district. Wynwood Walls, the large-scale outdoor mural installation commissioned in 2009 by developer Tony Goldman, is located at 2520 NW 2nd Avenue, between NW 25th and NW 26th Streets. The Rubell Museum at 19 NW 29th Street and the Bakehouse Art Complex at 561 NW 32nd Street are among the established gallery institutions in the grid. The concentration of gallery, studio, and food-and-beverage operators runs primarily from NW 20th Street north to approximately NW 29th Street along and around NW 2nd Avenue.
The One Completed For-Sale Tower
As of mid-2026, one completed for-sale condominium building operates within Wynwood's boundaries: NoMad Wynwood Residences at 2700 NW 2nd Avenue, Miami, FL 33127.
The building delivered in 2026. It has 329 residences across nine stories. Unit configurations run from studios to two-bedrooms, with floor areas between 479 and 840 square feet. Asking prices started at $575,000, with an average asking figure of approximately $1,377 per square foot — a reflection of both the hotel-brand premium and the scarcity of completed for-sale condo product in this district. Association fees average approximately $1.45 per square foot per month, which translates to a range of roughly $694 to $1,218 per month across the full unit-size spread. Confirm the exact fee for any individual unit from the association disclosure; the per-square-foot average does not substitute for the unit-level number.
Of the 329 total units, approximately 18 were listed for sale and 38 were listed for rent as of the data available at time of writing — 5% and 12% of the building respectively. The rental-to-sale ratio in a building that authorizes short-term rentals is a material fact for any buyer evaluating the building's day-to-day character and financing eligibility.
Short-Term Rental Authorization
NoMad Wynwood Residences explicitly permits short-term rentals and offers in-house management services for owners who want that arrangement. This distinguishes it from the completed towers in Midtown Miami and from most of Edgewater's bayfront buildings, which impose a one-month minimum lease floor under their recorded declarations.
Buyers planning to occupy the unit as a primary residence should understand that STR authorization at the building level means the association documents permit short-term leasing by other owners — not that the building operates uniformly as a hotel. Request the association's current rental policy, ask how many units are actively enrolled in the in-house STR program, and read the hotel management agreement if that program is part of your investment plan. The management agreement's fee structure, operator rights, and restrictions are separate from the standard HOA documents and materially affect cash flow and unit control.
Getting In and Out
I-195 forms the northern boundary of Wynwood and connects to the Julia Tuttle Causeway eastbound for Miami Beach. I-95 along the western boundary provides southbound access to the downtown core and northbound toward the airport and Fort Lauderdale. From 2700 NW 2nd Avenue, both highways are reachable in under two minutes at most hours of the day.
The Allapattah Metrorail station is approximately 0.7 miles west, near NW 12th Avenue and NW 21st Street. Metrorail connects south to the Government Center interchange and Brickell, and north toward Hialeah. There is no Metrorail or Metromover station inside Wynwood proper — the Allapattah station requires a walk or rideshare leg of roughly 12 to 14 blocks from the NW 2nd Avenue corridor. The Miami Trolley's Brickell-Midtown route passes along NW 2nd Avenue and connects toward Midtown and the Adrienne Arsht Metromover station.
The Brightline Miami station at NW 1st Avenue and NW 3rd Street is approximately 1.3 miles south of the building. It is not a walkable transit option from 2700 NW 2nd Avenue for daily use — budget three to four minutes by rideshare.
The Physical Environment
Wynwood's built fabric is warehouse-scale. Most existing structures are one to three stories — commercial and light-industrial buildings, many converted to gallery, retail, and food-and-beverage use. Development is ongoing on surrounding parcels. Construction activity near 2700 NW 2nd Avenue is a realistic near-term condition that should be evaluated against your occupancy timeline.
There is no bayfront or waterfront access within the Wynwood grid. The nearest public waterfront is Biscayne Bay at Margaret Pace Park in Edgewater, approximately 0.9 miles east of the NoMad building.
I-95's elevated structure runs along the western boundary of the neighborhood. The Florida East Coast Railway on the eastern edge carries both freight and Brightline passenger traffic. Both generate ambient noise that varies by block; the specific acoustics at 2700 NW 2nd Avenue should be assessed during a site visit at multiple times of day before you commit.
What a Buyer Should Check First
NoMad Wynwood Residences delivered in 2026. As a newly completed building, it will not face the Florida Statute 553.899 milestone structural inspection requirement for approximately 30 years. However, the structural integrity reserve study (SIRS) — required of Florida condominiums — should already be in place and available in the association's disclosure package. Request it.
Conventional financing for units in a building with a high investor-to-owner-occupant ratio and active STR enrollment can be restricted or priced differently than a standard owner-occupant condo. Confirm with your lender how the association's STR policy and current rental ratio affect loan eligibility and rate before you make an offer contingent on financing.
Comparable closed-sale data within this building will take time to accumulate after initial delivery. The first wave of resale transactions establishes the market baseline; buyers should not treat the developer's original asking price as a validated resale market value. Ask for any closed-sale figures the association or listing broker can provide from within the building's own history before agreeing to terms.
Wynwood's surrounding blocks have multiple active and planned development projects. Review the City of Miami's permitting portal for applications within three to four blocks of 2700 NW 2nd Avenue if construction proximity affects your occupancy or investment plans.
