The building with two addresses
Every brochure, every rendering and every sales site for this tower gives the address as 698 NE 1st Avenue. Search the Miami-Dade County Property Appraiser for that address and you will not find the building. All 450 of its residential folios are recorded at 11 NE 6th Street, under the condominium name THE CROSBY MIAMI WORLDCENTER CONDO.
Neither address is wrong. This is a corner site on Block G of Miami Worldcenter, and the tower has frontage on both streets: the marketing address takes the NE 1st Avenue side facing World Square, the recorded address takes the NE 6th Street side. You will also see 601 and 640 North Miami Avenue in circulation, both of which appeared in construction coverage and on listing sites while the tower was going up. For a search, a title order, a wire, an insurance binder or an association registration, the address that governs is 11 NE 6th Street.
We publish both because buyers lose days to this. A closing agent who searches only the marketing address finds nothing, assumes an error, and calls you at five o'clock on a Friday. Know the recorded address before you need it.
Where the record and the developer agree
On the two numbers that matter most, the county and the developer say the same thing. Related Group publishes 450 residences. The roll carries 450 residential folios under the condominium — an exact match, unit for unit. That is less common than it sounds; unit counts in this market drift between the press release, the offering and the recorded declaration more often than not.
The roll gives the year built as 2025. That is consistent with the building's own timeline: the 33-storey structure topped off in July 2024, and Related had guided to completion in early 2025. The tower rises 376 feet, with roughly 3,370 square feet of retail at street level.
The architecture is by Cohen Freedman Encinosa, a South Florida firm with a long list of towers behind it, and the building reads as a disciplined, efficient slab rather than a sculptural statement. The design ambition here sits inside the residences, not on the skyline — which is a defensible choice for a building whose entire proposition is that you can walk in with a suitcase.
Everything happens on the roof
Related put the amenity programme — more than 22,000 square feet of it — at the top of the building rather than on a fifth-floor podium deck, and that single decision changes how the place feels. The pool sits 33 floors up, with a jacuzzi, cabanas and grilling stations around it, and the eastward sightline runs out over Park West toward Biscayne Bay. A fire-pit lounge takes the same view after dark.
Alongside it is a private rooftop restaurant and bar set in an Italian-inspired trellis garden. Having a bar you can reach in an elevator, on the same floor as the pool, is the difference between amenities you use and amenities you photograph once.
The fitness centre is specified past the usual: saunas and cold plunge pools, not just a treadmill row. Downstairs of the roof there is a clubroom with private dining, a juice and coffee bar, a co-working centre and a gaming lounge, plus 24/7 concierge and security and controlled property access.
What it does not have — and should not claim — is a full-service spa, a marina, or restaurant space at the scale of a hotel operation. This is a tightly-edited amenity deck executed at a high standard, not a resort.
Turnkey, and what that actually means
The residences are delivered fully finished and fully furnished, with the furniture package curated by AvroKO — a New York hospitality design firm whose work you have almost certainly sat in without knowing it. That curation, more than the exterior, is what gives the building its character. Published floor plans run from studios of roughly 350 square feet through one-bedrooms and two-bedroom plans reaching into the 800-to-1,000 square foot range.
Specification is consistent across the stack: nine-foot ceilings, floor-to-ceiling glass, a balcony on every residence, custom Italian cabinetry with Bosch appliances, rain showers with Italian vanities, in-unit washer and dryer, European porcelain flooring, a Brilliant smart-home system, and keyless entry that works by app, door code, keycard or Apple Watch.
The developer describes the residences as turnkey with flexible lease terms and no rental restrictions, and the building has been marketed throughout on that basis. Take that as the developer's description, not as legal advice. Before you underwrite a single night of income, read the recorded declaration of condominium, the association's rules and any rental-programme documents, and have your attorney confirm what minimum lease term the governing documents actually permit. Marketing language and a recorded declaration are two different instruments, and only one of them binds.
Step outside the door
The Crosby's real amenity is the 27-acre development it sits inside. Miami Worldcenter has opened roughly 300,000 square feet of street-level retail around World Square, a 20,000-square-foot public plaza: Apple, Sephora, Lululemon, Ray-Ban, Free People, Savage X Fenty, Posman Books and Lucky Strike Bowling, with Maple & Ash, Brasserie Laurel, Earls Kitchen + Bar, Sixty Vines, Sweet Paris and El Vecino already serving, and Serafina and Juvia announced.
Everything else is a short walk. Kaseya Center is at 601 Biscayne Boulevard. The Freedom Tower, a National Historic Landmark, stands at 600 Biscayne. Brightline's MiamiCentral at 600 NW 1st Avenue runs to Fort Lauderdale, West Palm Beach and Orlando, and Tri-Rail terminates there. The Metromover is free, covers 21 stations over 4.4 miles, runs 5 a.m. to midnight, and interchanges with Metrorail at Government Center — the practical definition of walkability in this market.
Water and green space take a few more minutes: Bayfront Park's 32 acres at 301 Biscayne Boulevard, redesigned by Isamu Noguchi, with an amphitheatre, a rock garden and a fountain of more than 800 synchronised jets; Bayside Marketplace and its roughly 100 waterfront shops at 401 Biscayne; Miamarina alongside, with 125 wet slips for vessels from 55 to 230 feet, fuel, pump-out and customs clearing. North on Biscayne, Maurice A. Ferre Park holds the Perez Art Museum Miami and the Frost Museum of Science, with the Adrienne Arsht Center at 1300 Biscayne.
By car: Miami International is about 7 miles west, typically 15 to 25 minutes via SR-836. Fort Lauderdale-Hollywood International is about 28 miles north, 35 to 50 minutes via I-95. South Beach is over the MacArthur Causeway, and the Design District is roughly 10 minutes up Biscayne Boulevard.
Who it suits
This is a building for the buyer who wants a Miami address that requires nothing of them. It arrives furnished, finished and wired; there is no design phase, no freight elevator booking, no six months of invoices from a contractor. Lock the door in April, come back in November, and the only thing that has changed is the view.
It suits the income-minded buyer too, provided that buyer does the documentary work first. The developer's flexible-lease position is the reason a lot of these residences traded, and the floor plans are sized for it — compact, efficient, easy to turn over. Verify the permitted lease terms in the declaration and the association rules before you build a model on them.
It suits anyone who wants to live inside the retail rather than drive to it, and who values a Brightline platform two blocks away more than a boat slip. It is a less obvious fit for a buyer who wants square footage, a water view from the living room, or the staffing and in-residence service of a hotel-operated tower. Those exist in this market. This is a different, sharper proposition — and priced on being new, turnkey and in the middle of everything.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

More than 22,000 square feet is a real programme, and putting the pool, jacuzzi, cabanas, grilling stations, fire-pit lounge and a private restaurant and bar on the roof at floor 33 makes it genuinely usable rather than decorative. The fitness centre carries saunas and cold plunge pools, and there is a clubroom with private dining, juice and coffee bar, co-working and a gaming lounge. It stops short of a five: no full-service spa, no marina, and the food and beverage is one venue rather than a hotel-scale operation.

Cohen Freedman Encinosa is a capable, prolific South Florida tower architect, but this is an efficient 376-foot slab rather than a building whose form anyone will argue about. The genuine design contribution is AvroKO, a significant hospitality interiors firm whose furniture curation defines the turnkey product and is not merely a licensed name. Related Group and Merrimac Ventures are serious developers with delivery records. Strong interiors on ordinary architecture reads as a three, not a five.

There is no water frontage of any kind. The Crosby sits on an interior Worldcenter block, several blocks west of Biscayne Boulevard, with no bay frontage, no dockage and no beach. What it does have is elevation: the rooftop deck at floor 33 opens an eastward sightline over Park West toward Biscayne Bay, and Bayfront Park, Bayside Marketplace and Miamarina's 125 wet slips are a walk of several blocks. Honest inland scoring, whatever the renderings suggest.

Owners arrange short-stay management themselves or through third parties. Competent condominium service, not hospitality service.
