What the pipeline means for buyers

Edgewater's new supply is concentrated in two tiers: ultra-luxury towers under 100 units (Villa Miami, Anantara) targeting buyers for whom price is not a primary constraint, and mid-size towers of 100–400 units (The Cove, ELLE, HQ, Aria Reserve) that will add meaningfully to resale inventory beginning in 2028. Buyers in the existing resale market should factor the 2028 delivery wave into any investment horizon analysis, particularly for smaller units in older towers competing on price with incoming product.

For buyers evaluating a pre-construction purchase in this pipeline, the condo board minutes guide covers what governing documents to request and read during the contract period, and the structural integrity reserve study page explains what the SIRS requirement means for a newly constructed building's first decade of ownership.
