Floor count and unit sizes
The building is listed as 42 stories in Wikipedia's entry for ICON Bay. Marketing materials and several trade-press sources cite 43 stories. The discrepancy has not been resolved from a primary source — the Miami-Dade Property Appraiser record does not carry a story count — so this page uses 42, the more conservative figure, and notes the conflict.
Unit sizes marketed on the project ranged from 928 to 1,530 square feet across one-, two- and three-bedroom floor plans. Those are the ranges published at the time of sale; individual resale units may have been modified since delivery. Verify the specific unit's recorded square footage with the Property Appraiser before negotiating.
The declaration was recorded in OR Book 28346 / Page 3432 at the Miami-Dade Clerk of Courts. Unit counts listed in resale databases range from about 295 to 305; the exact total has not been confirmed from the declaration document on a recent read. The figure of approximately 300 is used here.
Architect of record — a discrepancy to know about
Arquitectonica is consistently named as the design architect for ICON Bay across trade press, the firm's own portfolio, and marketing materials. Bermello Ajamil & Partners appears as architect of record in some trade sources for this project, which is a routine arrangement in high-rise Miami construction: one firm does the design, another handles the construction documents. This page cannot confirm which firm holds the architect-of-record credit from a primary source, and states both names to avoid misleading a buyer who is researching the building's credentials. If the distinction matters to you — it usually does not for a resale unit — the Miami Building Department's permit record for this address would settle it.
Amenities
The building's amenity program as marketed includes an infinity bayfront pool, gym and spa, cinema, two rooftop tennis courts, a marina with water sports access, a three-story lobby, 24/7 concierge and valet, and a 20,000-square-foot waterfront park with 400 feet of bay frontage. That park frontage is the building's strongest differentiator at its price tier: a 2015 tower under $700 per square foot with direct bay access is not a combination that repeats often in Edgewater.
The amenities list above comes from the building's own FAQ and marketing material. Operational details — whether the cinema is staffed, what the marina slip arrangement looks like, what the current tennis court booking rules are — are best confirmed with the building's management or an association contact before closing.
Leasing rules
ICON Bay permits a minimum lease term of 30 days (one calendar month) and allows up to three leases per year. These figures come from the building's own FAQ page at icon-bay-miami-condos.com, which is maintained by a marketing site, not the association. Verify with the association directly and with the most current version of the declaration and rules before purchasing for rental purposes — association rules can and do change between FAQ updates.
The 30-day minimum places ICON Bay in the short-stay-eligible tier among Edgewater towers, though it does not qualify as a short-term rental under Miami-Dade County's STR regulatory framework. Leases under 30 days are not permitted, and the county requires separate licensing for any rental regardless of term. The short-term rental guide explains the distinction.
HOA and what it covers
Of the 15 active resale units tracked in Q3 2026, 3 listed a monthly association fee: the verified range was $1,544 to $1,849 per month. A fourth figure of $2,357.75 was discarded because it matched the building's annual property tax figure mis-parsed as a monthly fee. The remaining 12 units did not list a fee with their asking price.
Three verified units is a thin sample for a 300-unit tower. The range may not reflect the full building. Do not treat $1,544–$1,849 as the confirmed building-wide HOA range — treat it as the only verified data available from this collection period and confirm the specific unit's fee with the association or through the seller's disclosure.
According to the building's FAQ, the monthly fee includes cable TV, high-speed internet, water, sewer and trash. Electricity and contents insurance are not included.
Pets
The building permits up to two pets per unit with no weight limit, according to the building's FAQ. Registration with the association is required. The FAQ also references breed restrictions but does not list the restricted breeds, and different secondary sources give different answers on this point. If pets matter to the purchase, get the current pet policy directly from the association — the declaration and house rules are the governing documents, not a FAQ page.
Parking
ICON Bay is a high-rise with structured parking. The number of spaces assigned per unit, and any guest or valet arrangements, are best confirmed through the specific unit's purchase documents. The valet service listed in the amenities program is the building's own. On-street parking in this block of Edgewater is limited.
Milestone inspection
The building was completed in 2015. Under Florida s. 553.899 as amended in 2023, the milestone inspection clock for a building three stories or more runs from the certificate of occupancy date, with Phase One due at 30 years from that date. For a 2015 delivery, the 30-year mark arrives in 2045. A local enforcement agency may elect a shorter trigger for buildings within three miles of a coastline; Miami-Dade has not published a blanket determination. Confirm the specific due date and current inspection status with Miami-Dade's regulatory and economic resources and public affairs department before closing. The milestone inspection guide covers Phase One and Phase Two and what the 180-day remediation clock means in practice.
The structural integrity reserve study requirement under Florida s. 718.112(2)(g) applies. For a building with a certificate of occupancy after July 1, 1992, the study was due by December 31, 2025. Request a copy of the completed study and the most recent budget before closing — an association without a completed study is out of compliance, and reserve contributions for the covered components may no longer be waived.
Before you offer
Four things at ICON Bay that are worth checking before an inspection period ends:
Confirm the specific unit's HOA fee with the association. The $1,544–$1,849 range comes from 3 of 15 units. The association holds the exact fee for every unit.
Get the current lease rules in writing from the association. The FAQ says 30 days and 3 leases per year. Association rules are amended; the FAQ is a marketing document. The declaration and the most recent board-approved rules are what govern.
Request the structural integrity reserve study and the most recent financial statements. The study was due December 31, 2025. If the association cannot produce it, that is a finding worth pricing into the offer or walking away from.
Verify the pet breed restriction list before closing if pets are part of the household. The building's FAQ flags restrictions exist but does not list them. The association's current house rules will.
What is the minimum lease at ICON Bay?
30 days — one calendar month. The building's FAQ states this and also caps leases at three per calendar year. Verify with the association directly, as rules can be amended after the FAQ was last updated.
Is ICON Bay considered short-term rental friendly?
The 30-day minimum makes it one of the shorter lease-minimum buildings in Edgewater, but "short-term rental" under Miami-Dade ordinance generally refers to less than 30 days. ICON Bay does not permit sub-30-day stays. For investors, the 30-day minimum with three leases per year does allow a flexible annual rental program. The short-term rental guide covers how the county and building rules interact.
How many stories does ICON Bay have — 42 or 43?
The answer depends on the source. Wikipedia's article for ICON Bay states 42 stories. Marketing materials and some trade sources say 43. The Miami-Dade Property Appraiser parcel record does not carry a story count. This page uses 42 and flags the discrepancy; neither figure has been confirmed from the building permit or certificate of occupancy.
Who developed and designed ICON Bay?
The Related Group developed ICON Bay. Arquitectonica served as design architect — the same firm behind Brickell City Centre and numerous other Miami towers. Bermello Ajamil & Partners appears in some trade sources as architect of record, a role that is distinct from design architect. The precise credit split has not been confirmed from a primary source (the building permit) for this page.
What does the HOA fee include at ICON Bay?
According to the building's own FAQ, the monthly association fee includes cable TV, high-speed internet, water, sewer and trash. Electricity and the unit owner's personal property insurance are separate. The fee range verified from active listings in Q3 2026 was $1,544 to $1,849 per month for the 3 of 15 units that listed a fee; that is a partial sample and should be confirmed for any specific unit with the association.
Does ICON Bay allow pets?
The building permits up to two pets per unit with no stated weight limit, per the building's FAQ. Registration with the association is required. The FAQ mentions breed restrictions but does not list them. The governing document is the current house rules held by the association.
What are ICON Bay's asking prices in 2026?
Based on 15 active MLS listings verified in Q3 2026, the asking median was $735,000 and $685 per square foot. These are ASKING prices, not sold prices, and represent a snapshot from August 2026. They should not be used as an appraisal and will change as inventory turns over.

The public record
What ICON Bay has actually sold for
This comes from the Miami-Dade County property roll — not from a listing portal, and not from the developer. It counts arm's-length resales only, and where there are enough of them it is published as a range rather than a single number, because the roll knows the square footage and nothing about the floor, the line, the view or the renovation. Read 17 October 2026.

What was left out, and why
The county has 630 recorded transfers for this building. 119 of them — 18.9% — are not arm's-length sales, and none of them are in the figures above.
Florida's Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm's-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

Arquitectonica served as design architect — one of Miami's most recognized firms and the same studio behind Brickell City Centre and Jade Beach. Interior finishes were standard for the 2015 Related Group delivery tier: neither a branded hotel collaboration nor a developer-grade spec finish. There is a discrepancy in architect-of-record attribution between Arquitectonica and Bermello Ajamil & Partners that has not been resolved from a primary source; both names appear in trade press for this project.
