Edgewater Miami Real Estate: A Bayfront Neighborhood Guide
Edgewater Miami real estate is one of the few Miami markets where the neighbourhood, not the city, is the right unit of analysis. The national portals fold this strip of bayfront into "Wynwood-Edgewater" or into Miami 33137 generally, and the result is a price picture built from two very different places. Edgewater is a wall of bayfront condominium towers on roughly twenty blocks. Wynwood, four blocks west, is low-rise warehouse conversions. Averaging them tells you nothing useful about either.

I work this neighbourhood. Most of my Edgewater volume has been leases across the bayfront towers, so I have been inside a lot of these buildings, in a lot of stacks, at a lot of price points. That is a different vantage point from a search-results page, and it is why this guide is built from the Miami-Dade Property Appraiser's roll and recorded deeds rather than listing tiles.
Where Edgewater actually begins and ends
Edgewater runs north from about NE 17th Street to NE 37th Street, bounded on the east by Biscayne Bay and on the west by the Florida East Coast Railway corridor and North East 1st/2nd Avenue. South of NE 17th Street you are in the Arts & Entertainment District and the Omni area. North of NE 37th Street, across the Julia Tuttle Causeway approach, you reach Morningside and the Upper Eastside. West across the rail corridor is Wynwood, and north-west is the Design District.
The practical consequence: Edgewater is narrow. Most of it sits within three or four blocks of the water, which is why nearly every tower markets a bay view and why the ones without direct bay frontage price differently. Comparing two Edgewater buildings starts not with finish level but with whether the sight line to the bay is protected by a park, a public right of way, or nothing at all.
The towers, and what separates them
Edgewater's tower stock is young. The county roll shows most bayfront product delivered between 2016 and 2024, which puts the whole neighbourhood into one regulatory cohort for structural inspections and reserves. Three examples, all from the Property Appraiser's records:
- Elysee Miami, 788 NE 23rd Street — recorded as THE ELYSEE CONDO, year built 2021. A 57-storey tower with fewer than 100 individually assessed residences, most floors carrying two. Residence sizes on the roll run from roughly 2,300 to nearly 3,500 square feet.
- Gran Paraiso, 480 NE 31st Street — recorded as GRAN PARAISO CONDO, year built 2019, with 312 residential folios. A much larger unit count than Elysee, and a correspondingly different service model and dues structure.
- 700 NE 26th Terrace — recorded as 700 EDGEWATER CONDO, year built 2023, 246 residential folios. Worth noting that the recorded condominium name and the marketing name of a building are frequently different in Miami, and it is the recorded name that governs the documents you will actually sign.
That last point matters more than it sounds. Buyers search a building by its marketing name, find nothing in the public record, and conclude the data does not exist. It does. It is filed under the declaration name.
What sale prices actually look like
Rather than quote an average, here are individual recorded transactions, with price per square foot calculated against the Property Appraiser's living area:
- Elysee Miami, a 2,781 sq ft residence on the 17th floor, sold 20 May 2021 for $2,175,000, or about $782 per square foot.
- Elysee Miami, a 3,492 sq ft residence on the 56th floor, sold 3 February 2025 for $4,500,000, or about $1,289 per square foot.
- Gran Paraiso, a 1,871 sq ft residence on the 6th floor, closed from the developer in February 2020 at $1,283,900 and resold in March 2022 at $1,360,000.
- 700 NE 26th Terrace, a 4,445 sq ft residence on the 4th floor, closed from the developer in September 2023 at $4,100,000 and resold in January 2026 at $4,661,200.
That spread runs from under $700 to nearly $1,300 per square foot, and almost all of it comes down to three variables: floor height, whether the residence faces the bay, and the building's unit count. None of it is explained by the neighbourhood average the portals publish. Recorded prices describe what happened. They are not a forecast.
Dues, inspections and reserves: the part that decides the deal
Associations here do not publish their dues, and I will not print a number I cannot source. What I can give you is exactly what to request. Under Florida Statute 718.503 a seller must provide the association's governing documents and financial disclosures: ask for the declaration, the bylaws and rules, the current budget, the most recent financial statement and the reserve schedule. The declaration also controls leasing minimums and pet policy, both of which vary building to building in Edgewater and neither of which any listing portal indexes reliably.
Two statewide requirements apply to every one of these towers:
- Structural integrity reserve study. Florida condominium buildings of three or more habitable storeys must have one. House Bill 913, effective July 2025, moved the completion deadline to 31 December 2025. Every Edgewater tower is inside that requirement regardless of how new it is. Ask to see the study and the funding plan that came out of it.
- Milestone inspection. Miami-Dade County requires a recertification inspection for condominium buildings of three or more storeys within three miles of the coast when the building reaches 25 years of age, and every ten years after that. Edgewater's towers are new enough that most first inspections fall in the 2040s. Elysee, built 2021, reaches that point in 2046; Gran Paraiso, built 2019, in 2044. That is a genuine advantage over older coastal stock, and it is also the reason a reserve conversation here is about the future rather than a current assessment.
Getting in and out
Edgewater has no Metromover station of its own. The nearest is School Board Station, the northernmost stop on the Omni Loop, which sits at the southern edge of the neighbourhood. Metromover runs 5:30 a.m. to 10 p.m. daily and is free to ride, and it connects into Metrorail downtown.
Brightline's MiamiCentral station is at 600 NW 1st Avenue, roughly two miles south, with Metrorail, Metromover, Metrobus, Miami Trolley and Tri-Rail connections at the same site. Interstate 195 crosses the northern end of the neighbourhood and becomes the Julia Tuttle Causeway to Miami Beach; the Venetian Causeway is reached from the south end. Biscayne Boulevard, US 1, runs the length of the western edge.
Parks and the waterfront
Margaret Pace Park at 1745 North Bayshore Drive is the main public open space, open 7:00 a.m. to 10:00 p.m., with basketball and tennis courts, a volleyball area, a dog park, a playground, outdoor gym equipment, walking trails, waterfront access, picnic tables and restrooms. The Baywalk is built in segments as individual towers deliver their portion, so continuity along the water varies block by block. Walk the stretch in front of the building you are considering rather than assuming the map is complete.
Schools
Public school assignment in Edgewater is handled by Miami-Dade County Public Schools and is determined by the property's address, not by the neighbourhood. Attendance boundaries change. Confirm the current assignment for a specific unit directly with the district at dadeschools.net before you rely on it.
What I would check before committing
- Pull the folio for the exact unit and compare the living area on the county roll to the square footage in the listing. A gap of a few hundred feet usually means terrace area is being counted; a gap in bedroom count means something else and needs an answer.
- Read the declaration's leasing section before you assume a rental strategy works. Minimum lease terms and the number of leases permitted per year are set per building.
- Ask for the structural integrity reserve study and the resulting funding plan, not just the current budget.
- Check the sight line. Stand in the room, not on the floor plan.
- Ask what the dues actually cover. The range here is wide, from a near-full-service model to something much leaner.

Because they group Edgewater with Wynwood or report at the 33137 ZIP level, mixing bayfront high-rise product with low-rise stock west of the rail corridor. Folio-level data from the Miami-Dade Property Appraiser gives a far more usable picture.
