Sixteen apartments in an entire oceanfront building, wrapped in Roman travertine. Antonio Citterio and Patricia Viel chose Surfside for their first project in the United States, and the arithmetic tells you everything.

Start with the arithmetic

Twelve storeys. Sixteen apartments. Whatever else you take from this page, hold onto those two numbers, because everything else about Arte follows from them. Most oceanfront buildings on this stretch of Collins put six, eight, twelve homes on a floor and call the corner units penthouses. Arte puts roughly one and a third residences per level and gives the rest of the plate back — to circulation you are not sharing, to terraces deep enough to furnish properly, to floor plates that run through the building so light arrives from both the ocean and the west.

The county record confirms it. Miami-Dade's roll carries exactly sixteen condominium parcels under folio 14-2235-050-0050, subdivision 8955 COLLINS CONDO — the same sixteen residences the developer publishes. That agreement is rarer than it sounds. Buildings routinely publish a residence count that the roll does not support once cabanas, storage and ancillary parcels are counted. Here the brochure and the public record say the same thing, and the thing they say is sixteen.

What that buys is not a longer amenity list. It is the elevator arriving empty. It is a 75-foot lap pool that is genuinely available at seven in the morning because there are fifteen other front doors in the building, not four hundred.

The year built, and why two answers exist

This is the sharpest split between the county roll and the market on the whole barrier island, and it is worth a paragraph rather than a footnote.

Miami-Dade County Property Appraiser: 2020. That is the year of record on folio 14-2235-050-0050, and it is the figure that governs the tax roll.

Listing sites and much of the press: 2018 or 2019. CondoBlackBook, for one, publishes 2018. Coverage from the period tracked the building through topping out and first closings across those two years.

Neither figure is wrong so much as they are measuring different events — the roll dates a building from its certificate of occupancy and assessment, the press dates it from when the project became real to the outside world. We give you both and name the source of each, because you will meet both numbers in the wild and it is better to know why than to wonder. When it matters — financing, insurance, anything with a form to fill in — the roll's 2020 is the number that answers the question.

Travertine, bronze, and a building that steps back

Antonio Citterio Patricia Viel are a Milan practice with a long body of work in hotels, product design and residential architecture across Europe and Asia. Arte is their first building in the United States. Kobi Karp Architecture and Interior Design served as architect of record; SC 8955, LLC is the developer of record.

The material decision is the building. Citterio specified Roman travertine — the stone the Colosseum is built from — inside and out, describing it as having a more pronounced layering and warmer colour than other limestones. It clads the façade, runs through the lobby, decks the indoor pool and returns on the terraces. Under Florida light it does something concrete and painted stucco cannot: it holds shadow in its own grain, so the elevation changes through the day rather than simply getting brighter.

Against the stone, a gridded bronze-toned Schüco window system and full-height sliding glass. The tone matters — bronze rather than the silver or black anodised aluminium that reads as commercial the moment the sun hits it. And the mass steps back as it rises, a ziggurat profile that turns the upper floors into a sequence of open-air rooms instead of stacked balconies. Enzo Enea handled the landscape. The lobby is deliberately quiet, furnished with Citterio's own pieces and anchored by an Olafur Eliasson work.

The amenities, and what they actually feel like

The published amenity programme is unusually deep for a building of this size, and that ratio is the point.

There is no restaurant and no hotel operator here, and Arte does not pretend otherwise. What it offers instead is a set of rooms that behave like extensions of your own apartment because the demand on them is close to nil.

Surfside on foot

Surfside is 0.558 square miles of land running from 96th Street south to 87th, incorporated in 1935, sharing Collins Avenue and the 33154 ZIP with Bal Harbour to the north. It is small enough to cross end to end on foot without planning your day around it.

Harding Avenue between roughly 94th and 96th is the town's commercial street — low-rise, independent storefronts, cafés and bakeries three blocks off the sand. Café Ragazzi, Rustiko, Roast, Josh's Deli, Sushi Republic, Flanigan's and Gifted Crust Bakery are on or near it. The higher end sits close by on Collins: The Surf Club Restaurant by Thomas Keller, and Lido and Winston's at the Four Seasons. The oceanfront Community Center at 9301 Collins runs a lap pool, a plunge pool with a waterslide, a children's pool and multipurpose rooms.

North across 96th is Bal Harbour Shops at 9700 Collins — open-air, built by the Whitman family in 1965, anchored by Neiman Marcus and Saks Fifth Avenue, with a roughly 200,000-square-foot expansion adding more than thirty stores now underway. A short walk from Arte, not a drive. Surfside runs a free on-demand Freebee shuttle within its limits, Metrobus routes 120, S, E and H work Collins, and a Citi Bike station sits at the 96th Street beach access.

Over the inlet bridge, Haulover Park covers 177 acres with 1.4 miles of beach and Bill Bird Marina — 152 gated wet slips for vessels to 120 feet, a fuel dock, ramps open around the clock, and charter and drift fishing fleets. Miami International is about 19 miles by road, commonly 35 to 45 minutes via the Broad Causeway and I-95; Fort Lauderdale-Hollywood is roughly 21 to 23 miles north, commonly 35 to 50 minutes. Both swing widely with traffic.

Who this building is for

Arte suits a buyer who has already toured the big towers and found the trade unappealing — the four-hundred-door lobby, the pool deck you time your day around, the amenity list that reads better than it lives. Sixteen homes is a different proposition entirely.

It suits someone who wants space measured properly. Published floor plans run three to six bedrooms across roughly 3,100 to 7,700 square feet depending on the source, with terraces clad in travertine and decked in ipe, Poliform kitchens, Italian marble and Gaggenau appliances. These are house-sized apartments.

It suits a buyer who cares who designed the thing. If the difference between a signature architect and a licensed name means something to you, ACPV's first American building is a straightforward argument. And it suits a lock-and-leave pattern — a small, new, well-staffed building on the sand that does not require your attention when you are not in it.

If what you want is a hotel-branded tower with room service and a lobby that hums at eight in the evening, this is not that building. If you want sixteen front doors and the Atlantic, call and we will walk it.

What was left out, and why

The county has 27 recorded transfers for this building. 7 of them — 25.9% — are not arm’s-length sales, and none of them are in the figures above.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

    Genuine depth for a building of sixteen homes: a 75-foot heated indoor lap pool with travertine deck, a separate outdoor pool and sundeck with cabanas, a private rooftop tennis court, meditation pond, sauna, steam room, fitness centre, yoga studio, residents' lounge with billiards, catering kitchen, children's playroom, climate-controlled parking and direct beach access. The amenity-to-door ratio is close to unmatched on this stretch. Held at 4 rather than 5 because there is no dining outlet and no on-site food and beverage programme of any kind.

    Antonio Citterio Patricia Viel designed the building — their first project in the United States — with Kobi Karp Architecture and Interior Design as architect of record and Enzo Enea on landscape. This is authorship, not a licensed name: the Roman travertine cladding, the bronze-toned gridded Schüco window system, the stepped ziggurat massing and the interiors all trace to one practice, and the lobby is furnished with Citterio's own pieces around an Olafur Eliasson work. A collaboration that visibly shaped the building.

    Direct Atlantic frontage on the ocean side of Collins Avenue at 8955, with private beach access from the building and an oceanfront pool deck. Every residence faces the water. No intervening parcel, no road crossing, no borrowed view — this is the top of the scale and it earns it on the plain facts of the site.

    A staffed front desk and concierge, valet and climate-controlled parking, and the practical advantage that sixteen residences make attentive service easy to deliver. But there is no hotel operator, no branded management, no published in-residence dining and no room-service programme. Boutique and capable rather than full-service, so a 3: the staffing is real but the depth a 5 requires is not published.

A free Freebee shuttle, Metrobus 120/S/E/H and a Citi Bike station at 96th cover the rest. MIA about 19 miles (35-45 minutes), FLL roughly 21-23 miles (35-50 minutes).
