1990, and the date everyone gets wrong
Ask around about Bal Harbour Tower and you will get a decade's worth of answers. It reads newer than it is from the street, it sits among neighbours built across forty years, and the listing sources are not consistent with each other — we found published descriptions of this same address giving twenty storeys and giving twenty-six, giving 115 units and giving 116.
The Miami-Dade County Property Appraiser's roll records the year built as 1990, and the building at twenty-six storeys. That is the figure we publish and the one that answers the question when a lender or an insurer asks it. Clement DiFillippo is the architect; listing sources name Kovens-Bal Harbour Ltd. as the developer.
On unit count we are going to be careful with you rather than confident. Miami-Dade's roll carries 155 condominium parcels at 9999 Collins Avenue. That is the public record and it is what we will put our name to. It sits above the residence count some listing sources publish, and we are not going to guess in print at why — a parcel and a residence are not the same object in a condominium declaration, and reconciling the two takes the recorded documents, not an assumption. If the exact residence count is decisive for you, we will pull the declaration and tell you what it says before you write anything.
What is not in dispute: this was the Village's first tower built to this scale of individual residence, and it set the standard the buildings after it were measured against.
Apartments built to a size the market stopped making
Here is the number that actually matters. Residences at Bal Harbour Tower run roughly 2,820 to 5,250 square feet of interior space, with 580 to 1,219 square feet of terrace on top. Some listing sources publish larger ranges still.
Read that against what has been built on this coastline since. A great deal of new oceanfront inventory tops out where this building starts. A five-thousand-square-foot apartment is not a bigger version of a two-thousand-square-foot one — it is a different kind of home. It has a dining room that seats twelve without borrowing chairs. It has a library that is a room rather than a corner. It has enough separation between the primary suite and the rest of the plan that a full house does not mean a full house in your ear.
The residences are entered by private elevator with a personalised key, with separate service entry — a detail that dates the building precisely and, if you entertain or run staff, remains one of the most useful things a floor plan can give you. Ten or so distinct layouts across the tower, wide balconies on every one, floor-to-ceiling glass to the Atlantic on the east and the bay and skyline on the west. Marble and hardwood floors, walk-in closets scaled to the plans.
Rentals are restricted here. That is worth knowing early: this is a building configured for people who live in it, not a yield instrument, and the character of the place follows from that.
An amenity floor with a kitchen in it
Most residential towers of any vintage give you a pool, a gym and a room you can book. Bal Harbour Tower published a genuinely resort-scaled programme in 1990 and has kept it staffed.
- A heated pool with private cabanas, and a poolside café — meaning you can eat where you are sitting without going upstairs to change.
- A full-service restaurant with bar and lounge, on site. This is the amenity that separates the building from nearly everything around it: an actual dining room in your own lobby.
- A spa with sauna, hydro-massage and massage treatment, plus a beauty salon.
- A fitness centre and a pilates room, separately.
- Two tennis courts.
- A party room of roughly 2,500 square feet that takes a hundred people comfortably — the reason residents here host at home rather than booking a hotel.
- A library.
- Deeded beach access with beach club service on the sand.
- 24-hour valet and garage parking, and a concierge for reservations and household support.
Deeded beach access is the phrase to notice. Not "beach access" as a courtesy of a neighbouring hotel — a recorded right attaching to the property.
Mid-Village, which is the whole point
Bal Harbour Village runs from 96th Street north to Baker's Haulover Inlet: 0.6 square miles on paper, roughly half of that water, incorporated in 1946. Collins Avenue is the only north-south spine, and where you sit on it determines how much of the Village you can reach without a car.
Bal Harbour Tower sits mid-Village, which puts Bal Harbour Shops at 9700 Collins within an easy walk — open-air, built by the Whitman family in 1965, anchored by Neiman Marcus since 1971 and Saks Fifth Avenue since 1976, with a roughly 200,000-square-foot expansion adding more than thirty stores now underway. The dining inside it is the Village's default: Carpaccio, Makoto, China Grill, Slim's, Avenue 31 Cafe, Cafe en 3 and Carrie's at Neiman's. Hotel dining fills in the rest — BH Prime, Atlantikos and La Gourmandise at the St. Regis, Artisan Beach House at the Ritz-Carlton.
The Village maintains a mile-long beach path with separate bicycle and pedestrian lanes under the sea grapes, running the length of the oceanfront. South across 96th, Surfside's Harding Avenue adds cafés, bakeries and independent storefronts, and Collins carries The Surf Club Restaurant by Thomas Keller and the Four Seasons' Lido and Winston's.
North across the inlet bridge, Haulover Park covers 177 acres with 1.4 miles of beach and Bill Bird Marina: 152 gated wet slips for vessels to 120 feet, a fuel dock, boat ramps open around the clock, charter and drift fishing fleets, a skate park and a dog park. For anyone with a boat, that is a five-minute drive from your lobby.
Bal Harbour runs a free on-demand Freebee shuttle within Village limits. Metrobus 120, S, E and H serve Collins. The Broad Causeway at 96th Street (tolled) crosses to Bay Harbor Islands and reaches the mainland at 123rd. Miami International is about 19 miles by road, commonly 35 to 45 minutes; Fort Lauderdale-Hollywood is roughly 21 to 23 miles north, commonly 35 to 50 minutes. Both swing widely with traffic.
Who this building is for
This is a building for someone who wants square footage on the ocean and is not willing to trade it for a newer lobby. If you have spent a season looking at oceanfront inventory and kept finding the floor plans smaller than your current home, this is the address that solves it.
It suits people who entertain. A 2,500-square-foot party room, a restaurant downstairs, a poolside café, private elevator entry and a service entrance are a coherent set of tools, not a scattered amenity list — they add up to a home you can host from properly.
It suits a full-time or most-of-the-year pattern. Rentals are restricted, the staffing is built around residents rather than turnover, and the walk to Bal Harbour Shops means daily errands do not require the car. It rewards someone who will actually use the tennis courts, the spa and the beach club rather than pay for the option.
It is not the choice for a buyer whose first requirement is a signature architect or a hotel brand over the door. What it offers instead is scale, an amenity floor that has been running for three decades, deeded sand, and the best-positioned address in the Village for anyone who would rather walk than drive. The county has 342 recorded transfers for this building. 106 of them — 31% — are not arm’s-length sales, and none of them are in the figures above.
Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.
