One street number, three separate condominiums on the county roll. Which one a residence sits in changes what you own, how high you sit, and who answers the phone at two in the morning.

Three condominiums, one street number

Marketing for 10295 Collins Avenue almost always describes a single building. The Miami-Dade County Property Appraiser describes something more interesting. Search the address and 312 parcels come back, and they are not all the same thing:

Add the underlying oceanfront land parcel, held by One Bal Harbour Corp, and you have the whole picture. Now here is why it matters commercially: the "124 residences" figure quoted across a great many listing sites refers to the hotel condominium, not the residential one. Buyers read that number, assume it describes the homes, and walk in with the wrong building in their heads.

The floor records make the distinction physical. Hotel-condominium parcels are recorded on floors two through eighteen. Residential parcels are recorded on floors two through twenty-six. Neither stack has a thirteenth floor, so a twenty-sixth-floor residence is the twenty-fifth level up. This is also where the widely published "eighteen-story tower" comes from — it is an accurate description of the hotel stack, and an incomplete one of the building.

Ask which condominium a residence sits in before you ask anything else. It determines your declaration, your association, your assessments' basis, your rental rules and how high above the Atlantic you are standing.

The corner at the inlet

This is the northernmost oceanfront tower in Bal Harbour Village. There is nothing above it but Baker's Haulover Inlet, and that single fact is the building's real differentiator — more than the brand on the door.

Most Collins Avenue towers offer two exposures: ocean east, bay or city west. This site offers three. East is the open Atlantic. North is the inlet itself, a working cut with the Haulover bridge across it and boat traffic running through at all hours — the one view on this coastline that actually has something happening in it. West and northwest is the Intracoastal and the mainland skyline behind it. The developer built it out on roughly five acres with about 750 feet of beach in front, which is why the property has room for a pool deck, cabanas and a beach operation rather than a strip of hardscape.

The practical consequence is that no future building can take the north view. The inlet is the north view. On a coast where the standard risk is that somebody develops the lot beside you, that is a durable piece of geography.

The trade against Harbour House and the towers clustered around 97th Street is a slightly longer walk to Bal Harbour Shops — a few hundred yards rather than one crosswalk. In exchange you are on the quiet end of the Village, at the corner where the beach path ends and the bridge to Haulover Park begins.

The hotel downstairs

WCI Communities developed the tower as One Bal Harbour, designed by Nichols Brosch Sandoval & Associates and delivered in 2007. On this page the county roll and the developer agree on the year built, both saying 2007 — worth stating explicitly, because on this site they frequently do not.

The hotel opened under other management and The Ritz-Carlton Hotel Company assumed operation on 2 October 2014, at which point the property became The Ritz-Carlton Bal Harbour and the tower's residential condominium took the Ritz-Carlton Residences name. This is the distinction that matters when judging a branded building: the operator runs a hotel on the premises with its own staff. The name is not a licence hung on a lobby.

What the property publishes: a 10,000-square-foot waterfront spa with ten private treatment suites and a fitness centre, an oceanfront pool with cabana service, luxury cabanas with private hot tubs, a beach operation on the 750 feet of frontage, roughly 2,400 square feet of indoor meeting space with about 3,400 square feet of outdoor terrace, and Artisan Beach House as the oceanfront restaurant. Residents draw on the hotel's kitchen, concierge, valet and housekeeping — the reason a residence here can be left for six months and used the day you land.

The brand has announced a transformation of the hotel, publishing three new dining concepts arriving in late 2026, an Exhale spa programme, a new dog park, and a reopening in January 2027. Announced plans are announced plans, and we will print what the operator publishes — but a residence attached to a Ritz-Carlton going through a full re-do is a rare position to buy into.

Inside the residences

The residential condominium is published at 1,913 to 3,120 square feet — two- and three-bedroom layouts, topped by half-floor penthouses on the twenty-sixth. With 184 residences spread across floors two through twenty-six, that is fewer than eight homes to a floor, and on the upper plates considerably fewer. The corridors are short and the elevator lobbies are quiet, which is the part of low density you actually notice.

Residences publish private elevator entry, floor-to-ceiling glass and deep terraces facing the water. Finishes as published include European wood cabinetry with stone counters, Sub-Zero and Wolf appliances, mahogany flooring, marble vanities and free-standing tubs positioned to the ocean. The east lines take the Atlantic straight on; the north and northwest lines are the ones to ask about, because they hold the inlet and the Intracoastal at the same time.

Then there is the second stack. The 124 parcels of the hotel condominium are recorded on floors two through eighteen and are a genuinely different instrument: a deeded key inside a working hotel, with the operator's programme attached, rather than a private residence with hotel services available to it. Both are real ways to own at this address. They are not the same purchase, and the paperwork will not let you pretend otherwise.

The Village around it

Bal Harbour Village runs from 96th Street north to the inlet — 0.6 square miles on paper, roughly half of that water, incorporated in 1946. Collins Avenue is the only north-south spine, and this building sits at the top of it.

Bal Harbour Shops is a walk south down Collins: open-air since 1965, Neiman Marcus and Saks Fifth Avenue as anchors, Carpaccio, Makoto, China Grill, Slim's, Avenue 31 Cafe, Cafe en 3 and Carrie's inside, with a roughly 200,000-square-foot expansion adding more than thirty stores underway. Hotel dining along the same stretch includes BH Prime, Atlantikos and La Gourmandise at the St. Regis, with Artisan Beach House on this property.

Straight out the north side, the inlet bridge crosses to Haulover Park: 177 acres, 1.4 miles of beach, a skate park, a dog park, and Bill Bird Marina — 152 gated wet slips for vessels to 120 feet, a fuel dock, boat ramps open around the clock, and the charter and drift fishing fleets. For a buyer with a boat, that is a marina within sight of the terrace, which almost no Collins Avenue tower can say. South, across 96th, Surfside's Harding Avenue holds three blocks of independent storefronts and bakeries, and The Surf Club Restaurant by Thomas Keller, Lido and Winston's sit a little further down Collins.

Bal Harbour runs a free on-demand Freebee shuttle inside its limits; Metrobus routes 120, S, E and H serve Collins; a Citi Bike station sits at the 96th Street beach access. The tolled Broad Causeway at 96th reaches the mainland at 123rd Street. Miami International is about 19 miles, commonly 35 to 45 minutes; Fort Lauderdale-Hollywood roughly 21 to 23 miles, commonly 35 to 50. Traffic moves both numbers a lot.

Who this building is for

The buyer who wants a residence that runs itself. A hotel with its own staff operates downstairs; the spa, the restaurant, the beach service, the valet and the housekeeping are all on premises rather than contracted in. Arrive at eleven at night, and the building is awake. That is the case for the Residences condominium, and it is a strong one.

It suits the larger floor plan — 1,913 to 3,120 square feet is a real home, not a pied-à-terre, and the low count per floor means the upper plates behave like private landings. It suits anyone who intends to use a spa more than twice a year: 10,000 square feet with ten treatment suites, in your own building, is a different proposition from a wellness room off the lobby. And it suits the lock-and-leave pattern about as well as any address on this island, because nothing has to be arranged before you come.

The hotel condominium is the other conversation. Those 124 deeded keys on floors two through eighteen are the vehicle for short-stay income inside a Ritz-Carlton operation — a genuinely different asset with different documents, different economics and different expectations. Buyers who read the widely quoted "124 residences" figure and assume it describes the homes are looking at the wrong stack.

What was left out, and why

The county has 752 recorded transfers for this building. 163 of them — 21.7% — are not arm’s-length sales, and none of them are in the figures above.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

    Nichols Brosch Sandoval & Associates is a serious South Florida hospitality architecture practice and the tower is a considered response to an awkward inlet-corner site — a glass volume that gets three water exposures out of one footprint and stacks a hotel and a residential condominium without either one feeling like the leftover. WCI Communities delivered it in 2007, and the Ritz-Carlton name arrived with an operator attached rather than as a bare licence. Short of a 5 because the building is accomplished rather than architecturally landmark, and no signature interior designer is published.
