The Building Starts at the Eleventh Floor
Almost every tower in Downtown Miami puts its amenity deck where the structure allows and calls the number incidental. This one publishes its pool club on the eleventh floor, and the number is the entire point. E11EVEN — the club at 29 NE 11th Street that has anchored this block for over a decade — is not a brand stamped onto a condominium tower by a licensing department. It is the reason the tower exists, and PMG and E11EVEN Partners have organised 65 storeys of building around that fact.
The consequence is a programme no conventional developer would sign off on. The published amenity roster includes a 13,500 square foot casino-style sports lounge with a 40-foot LED video wall, a viewing arena, a dedicated bar and a beer garden. It includes a 20,000 square foot multi-level pool club with temperature-controlled plunge pools. It includes an artist green room with a working music studio. Riviera Dining Group is announced across a five-star restaurant collection, and the building publishes a Level 65 rooftop venue with dining, lounge and bar at the very top.
Sieger Suarez Architects drew it, and the envelope reads as a rectilinear mass with continuous horizontal balcony bands and floor-to-ceiling glazing — restrained on the outside, which is the correct decision when the inside is doing this much. AvroKO Hospitality Group is published on interiors with Studio Ramirez; AvroKO's core competency is hospitality venues rather than apartments, which tells you where the design energy went.
The developer describes this as a club-first residential building. Take the framing at face value: it is unusually accurate, and it is the single most useful thing to know before deciding whether the tower is for you.
Vacant Land on the Roll, Nearly Finished on the Skyline
The building is under construction, and the county record is emphatic about it.
Folio 01-0101-080-1060, the parcel at 20 NE 11th Street, is carried by the Miami-Dade County Property Appraiser as VACANT LAND - COMMERCIAL. Year built reads 0. Floor count reads 0. Unit count reads 0. Building value is zero — the entire assessment rests on land and a small extra-feature line. The roll lists a lot size of 18,750 square feet, a legal description of the north 125 feet of Lots 7 through 9, Block 18N of Miami North, and two site addresses on the same folio: 20 NE 11 Street and 30 NE 11 Street. Ownership sits with 11th Street Trustee LLC as trustee of the 11th Street Land Trust. The sister site at 90 NE 11th Street, folio 01-0101-080-1010, is likewise carried as vacant commercial land on 11,116 square feet.
None of that contradicts the tower. It is simply what the roll looks like before a certificate of occupancy and a recorded declaration bring a building onto the record. Florida YIMBY reported in March 2026 that the curtain wall was finished across most elevations with only minor panel adjustments outstanding, and PMG publishes completion in 2026. John Moriarty & Associates is the general contractor on both towers.
One number deserves a flag. Published residence counts for this tower are not consistent across the developer's own material: PMG's portfolio page carries 449, Florida YIMBY's March 2026 report carries 456, and brokerage material has run as high as 479. Because there are no residential folios on the roll yet, there is nothing county-side to reconcile them against. This page uses 456 and tells you why. When the declaration records, the count becomes checkable — and that is the document to ask for.
Worth holding in your head, too: 456 residences on an 18,750 square foot lot. That is an extraordinarily tight footprint, and it explains the slenderness of the tower and roughly seven residences per floor.
The Amenities, and How They Are Meant to Feel
Read the published roster as three distinct environments rather than one long list, because that is how it is designed to be used.
The daytime environment is the eleventh floor. Twenty thousand published square feet of multi-level pool deck, a roughly 2,000 square foot main pool, cabanas, temperature-controlled plunge pools and flat-screens throughout. Above and adjacent sits Chopra Spa & Studio, with a fitness centre, yoga and a dedicated meditation room, plus a med-spa. It is a genuinely unusual pairing — a deck built for volume and a spa built for silence, on the same lift bank, twenty minutes apart.
The working environment is quieter and easy to miss in the brochure: fully staffed executive office suites, a grab-and-go market, and 24-hour valet. If you run something from your phone and occasionally need a room with a door and a printer, it is downstairs.
The evening environment is what the building is known for. Riviera Dining Group is published across a five-star restaurant collection. The casino-style sports lounge runs 13,500 published square feet around a 40-foot LED wall — this is a viewing venue built to the scale of a small theatre, not a screening room off the lobby. At the top, a Level 65 rooftop with signature dining, a lounge and a bar, plus a members-only rooftop club. E11EVEN Miami itself sits a few doors down at 29 NE 11th Street; residents are published as receiving automatic VIP status.
Two further pieces sit in the shared programme with the sister tower. E11EVEN Beach Club is published on Miami Beach with a 300-foot stretch of beach and complimentary transportation. And a rooftop helipad is published on E11EVEN Residences Beyond at 90 NE 11th Street — the 550-residence, 2027 tower next door, connected by a published bridge that lets amenities run across both buildings. Ask precisely which amenities that bridge carries in each direction; it is the detail most likely to be glossed and the one most worth pinning down.
The Residences
Roughly seven residences per floor across 65 storeys, published from studios through two-bedrooms, with a Limited Penthouse Collection above and two Presidential Suites with private indoor pools at the top.
Glass heights are published in three tiers and they tell the whole story of the stack: nine feet six inches to ten feet floor-to-ceiling in the standard residences, twelve feet in the penthouses, fourteen feet in the Presidential Suites. That is a real escalation, not a marketing gradient — a fourteen-foot glass wall changes the room in a way a longer floor plan does not.
The delivery is turnkey and specific about it. Published finishes include Sub-Zero and Wolf appliances, LED fireplaces, integrated smart-home technology and in-residence washer-dryers, with a signature Home Essentials Package covering linens and tableware. AvroKO's hospitality instincts show in the fittings: these read as very good hotel suites you happen to own, which is precisely the intention.
The plans are efficient rather than expansive. If you want a formal dining room and a staff kitchen, this is not the tower and I will say so early. If you want a residence that is immaculate the hour you land and requires nothing from you the day you leave, the specification has been written for you.
Park West, Block by Block
NE 11th Street is the entertainment spine of Downtown Miami. Club Space sits at 34 NE 11th Street and E11EVEN at 29 NE 11th Street; between them they define the block, and this tower is being built into the middle of it. That is either the reason you buy here or the reason you do not, and it is worth an honest evening walk before deciding.
Everything else is close. Miami Worldcenter's 300,000 square feet of street-level retail around World Square is a few minutes south on foot — Apple, Sephora, Lululemon, Ray-Ban, Free People, Savage X Fenty, Posman Books, Lucky Strike Bowling — with Maple & Ash, Brasserie Laurel, Earls Kitchen + Bar, Sixty Vines, Sweet Paris and El Vecino trading and Serafina and Juvia announced. Kaseya Center is at 601 Biscayne Boulevard. Bayside Marketplace and its roughly 100 waterfront shops at 401 Biscayne. Bayfront Park's 32 Noguchi-designed acres, with the amphitheatre, the rock garden and the fountain of more than 800 synchronised jets, are a walk south along the boulevard.
North on Biscayne, Maurice A. Ferre Park covers 21 bayfront acres and holds the Perez Art Museum Miami at 1103 Biscayne and the Frost Museum of Science at 1101, with a baywalk between them. The Adrienne Arsht Center is at 1300 Biscayne. West on the Miami River, Seaspice at 422 NW North River Drive, Kiki on the River at 450 and Garcia's Seafood Grille at 398 make a restaurant row worth the ten-minute drive.
Transport is the quiet advantage. Brightline's MiamiCentral at 600 NW 1st Avenue runs to Fort Lauderdale, West Palm Beach and Orlando, with Tri-Rail terminating there, and it is a short walk. The Metromover is free, 21 stations over 4.4 miles, 5 a.m. to midnight, interchanging with Metrorail at Government Center. Miami International is about 7 miles west, typically 15 to 25 minutes via SR-836; Fort Lauderdale-Hollywood about 28 miles north, 35 to 50 minutes on I-95. South Beach is across the MacArthur Causeway, the Design District about ten minutes up Biscayne. For boats, Miamarina at Bayside carries 125 wet slips for vessels from 55 to 230 feet with fuel, pump-out and customs clearing; Sea Isle Marina sits just north at 1635 North Bayshore Drive.
Who It Suits
This is a building with a clear point of view, and the honest sale is to the person who shares it.
- The buyer who wants a residence that earns. Turnkey delivery with the Home Essentials Package, a hotel operation in the building and an amenity roster that is itself the draw. Confirm the short-stay terms against the recorded declaration when it lands — that document does not exist on the roll yet, and it is the one to read.
- The buyer who entertains. A 13,500 square foot sports lounge around a 40-foot wall, a 20,000 square foot pool club, a Level 65 rooftop and a Riviera Dining Group restaurant collection. You will not be booking anywhere for a birthday.
- The lock-and-leave owner. 24-hour valet, staffed office suites, a grab-and-go market, Chopra Spa downstairs, and a published beach club with transportation for the days you want sand instead of a deck.
- The buyer who wants brand-new and is comfortable buying ahead of the record. The envelope was reported nearly complete in March 2026 and PMG publishes completion this year, but the county roll still shows vacant land. That is normal, and it means your diligence runs on developer documents rather than the roll for now.
Who it does not suit: anyone whose priority is water frontage or quiet. There is no bay frontage here — the site is an interior Park West block and the water is a walk east. And the building sits on the loudest street in Downtown Miami by design. Say it out loud, walk the block on a Saturday night, and then decide. Plenty of buyers walk it and want in more than before.

There is no sale history to publish for this building, because the county records condominium sales only once a declaration exists. Until then the only available facts come from the developer and from people watching the site. Here is who said what, and when.
