Seventy-two floors that narrow as they climb, 902 feet at the crown, a Hilton hotel in the belly and private residences above the 51st. In April 2026 the concrete passed the 50th floor.

A tower that gets smaller as it gets taller
Most tall buildings in Miami are extruded. One floor plate, repeated until the money runs out. Okan Tower is not built that way. Behar Font & Partners drew a plan that steps inward as it rises, so the tower tapers level by level toward a crown at 902 feet. Okan Group describes the silhouette as a reference to the tulip, Turkey's national flower. Make of the metaphor what you like — the practical consequence is that almost no two floors of this building are the same size, and the residences at the top sit on the smallest plates of all.
That geometry is expensive. A stepped plate means new formwork instead of a repeated pour, floor after floor, which is a real part of why the concrete has taken the years it has. Florida YIMBY reported in April 2026 that the structure had reached the 50th floor at roughly 75 percent structural completion, with 22 floors still to go and topping out expected that August.
One more decision worth knowing about: the developer raised the lobby above street grade, published as a response to rising sea levels rather than a styling gesture. Downtown Miami has plenty of towers that talk about resilience. This one puts it at the front door, where you walk through it.
What the county record does not say
Here is the part the brochure will not cover. Search 555 N Miami Avenue on the Miami-Dade County Property Appraiser roll and nothing comes back. There is no folio recorded at that address at all.
That is not strange for an assembled site mid-construction. The land sits on City of Miami North, Block 63, carried under a separate parcel number, and the condominium declaration that will eventually create individual unit folios has not been recorded — because in the county's sense of the word, the building does not exist yet. The roll shows no year built for Okan Tower. It cannot. There is nothing finished to assess.
So: before anyone quotes you a roll figure for this address — square footage, assessed value, year built — confirm the folio with the Property Appraiser directly. Every number attached to Okan Tower today comes from the developer, the architect, or a construction reporter on the sidewalk counting floors. Those are legitimate sources. They are simply not the county, and on a page like this the difference is worth stating out loud.
Four buildings stacked in one shaft
The tower is programmed vertically, and the stack is the whole idea. Floors 11 through 30 hold the 316-key Hilton Miami Bayfront Hotel. Floors 31 through 35 hold roughly 64,000 square feet of Class A office space. Floors 36 through 50 hold 236 Hilton-managed condo-hotel residences, which owners can place into the hotel's rental programme. Above the 51st floor sit the 163 Sky Residences — private condominiums, not part of the hotel inventory.
Two very different purchases live in that stack, and they should not be confused. A condo-hotel residence is a revenue instrument with a bed in it, run by an operator, rented when you are not there. A Sky Residence is a home that happens to have a hotel eleven floors below it. Both benefit from the same lifts, the same porte cochère and the same amenity floors. Only one of them earns while you are in another country.
Hilton's involvement is operational, not cosmetic. The announcement describes 24-hour lifestyle concierge staff arranging restaurant reservations, transport and event tickets, and Hilton Honors Gold status conferred on purchase. That is staff and systems, which is a different thing from a name on a canopy.
The amenities, and where they sit
Amenity space is distributed rather than pooled on one deck, which follows from the tapering plan — you cannot put everything on one floor when the floors keep changing size. There is a lap pool on the 12th and a rooftop pool with a sky deck at the top, so the building offers both a swim you do laps in and a swim you order a drink at. Hilton's material describes cabanas, poolside service and sun and shade lounges up top.
The wellness programme is the more unusual half. Alongside the expected fitness centre and yoga studio, the developer publishes a marble hammam and caldarium — a Turkish bath sequence, hot room and all, which is not a thing you find in a Miami condominium and reads as a genuine nod to the developer's origins rather than a spa menu item. Sauna, steam rooms, a jetted whirlpool and relaxation lounges round it out.
Elsewhere: a wine cellar, an owner's lounge, a children's playroom, and club and lounge space. Residents also sit above a working hotel, which means cafés, bars and lounges downstairs that keep staffed hours whether or not the residential floors happen to be busy that week. In a second-home building, that matters more than any single amenity on the list.
The residences
Ten-foot ceilings are published throughout, which at this height does most of the work — floor-to-ceiling glass on a plate that keeps shrinking gives you a genuinely panoramic room rather than a window with a view in it. Hilton describes open living spaces with floor-to-ceiling windows framing the Miami skyline and Biscayne Bay.
Orientation is the thing to ask about. East-facing residences look over Downtown toward the bay, Ferre Park and the causeways to South Beach. West-facing residences take the sunset over the river and out toward the airport. Above the 51st floor, on the narrowest plates in the building, there is very little tower left to block anything in either direction.
Note also what 902 feet buys structurally: this will be one of the tallest completed towers in Florida, and the Sky Residences occupy the part of it nobody can build in front of.
The neighbourhood, and who this is for
555 N Miami Avenue sits four blocks in from Biscayne Bay, in the block grid where the Central Business District meets Park West. The trade for being inland is that everything is walkable. Miami Worldcenter's 300,000 square feet of street-level retail around the 20,000-square-foot World Square plaza is a few minutes on foot — Apple, Sephora, Lululemon, Ray-Ban, Free People, Posman Books, Lucky Strike Bowling, with Maple & Ash, Brasserie Laurel, Earls Kitchen + Bar, Sixty Vines and El Vecino open and Serafina and Juvia announced. Kaseya Center is at 601 Biscayne. The Freedom Tower, a National Historic Landmark, is at 600 Biscayne. Bayfront Park's 32 Noguchi-designed acres and Bayside Marketplace's hundred-odd waterfront shops are a short walk east.
Brightline at MiamiCentral, 600 NW 1st Avenue, is close enough to walk to with a bag — Fort Lauderdale, West Palm Beach and Orlando without a car, and Tri-Rail from the same building. The Metromover is free, runs 21 stations from 5 a.m. to midnight, and has stops within two or three blocks. Miami International is about 7 miles west, typically 15 to 25 minutes on SR-836. Fort Lauderdale-Hollywood is about 28 miles up I-95, 35 to 50 minutes. South Beach is over the MacArthur; the Design District is ten minutes north on Biscayne.
Who should be calling: a buyer who wants new construction in Downtown with a hotel operator attached, and who values the difference between a serviced building and a staffed one. The condo-hotel floors suit an owner who wants the residence working when they are not in it. The Sky Residences suit someone who wants a lock-and-leave apartment at 700-odd feet with room service eleven floors down and Brightline within walking distance. Delivery is expected in 2027; buying here means buying a construction schedule, so ask for the current one in writing.

Where Okan Tower actually stands
There is no sale history to publish for this building, because the county records condominium sales only once a declaration exists. Until then the only available facts come from the developer and from people watching the site. Here is who said what, and when.
