A Pelli Tower on the Ocean Side of Collins

18975 Collins Avenue was completed in 2019, and the team behind it is worth reading slowly. Pelli Clarke Pelli Architects was the design architect, with César Pelli himself on the building. Sieger Suarez Architects served as architect of record, Coastal Construction built it, and it was developed by Dezer Development together with The Related Group of Florida. The Council on Tall Buildings and Urban Habitat carries all of those credits, which is to say the pedigree here is a matter of record rather than a matter of brochure.

Giorgio Armani and the Armani/Casa Interior Design Studio did the interiors — residences and common areas both. Be clear about what that means: it is a design and interiors commission, the designer's hand on the actual rooms, and not a hotel flag. Nobody is running a front desk downstairs under an Armani banner. The landscape and the building's green walls are by Enzo Enea's Enea GmbH, also per CTBUH.

The county roll describes a tower of unusual discipline. Fifty-one numbered floors, three through fifty-four, no thirteenth floor, and exactly six residences on every single one of them. No taper, no shifting plate, no floor where the arithmetic changes. That is 306 residences plus two penthouse parcels — 308 in total — in six clean vertical stacks running the full height of the building.

Its position is settled by the deed, not the marketing. The parent parcel's legal description reads as the southern 300 feet of Tract E, extending east to and across the erosion control line, on a lot of 135,713 square feet. The building sits on the ocean side of Collins Avenue. There is no road between it and the sand.

Two Floors of Amenity, and What Is Actually on Them

The building publishes roughly 35,000 square feet of amenity space across two floors. Rather than take the square footage on faith, count the rooms. At the water there is one oceanfront swimming pool with a hot tub and poolside food and beverage service, and beach service below it — attendants, chaise lounges, umbrellas, towels and food brought to you on the sand.

Wellness is the deepest part of the programme. The spa runs over two storeys, with indoor and outdoor treatment rooms, a beauty salon, and separate men's and women's sauna and steam rooms. Alongside it are a fitness centre facing the ocean and a yoga studio fitted out with Pilates equipment. Add the private oceanfront restaurant and bar — indoor and outdoor seating, and it delivers into the residences — plus a coffee bar, and you have most of a day handled without leaving the property.

The evening rooms are genuinely evening rooms, not a token lounge: a movie theatre seated for 24, a game room with a pool table, a cigar room, a temperature- and humidity-controlled wine cellar, an Armani/Privé lounge, and a children's playroom.

What it is not is a resort compound. There is one common pool here, not a terrace of them, and no marina, no racquet courts and no simulator on the property. The boats are three and a half miles down Collins at Haulover, which for most people is the right arrangement anyway.

The Residences, and Two Penthouses That Break the Pattern

Six residences per floor across fifty-one identical plates is a mid-density arrangement — materially more private than a double-loaded corridor, and honest about not being one of the two-per-floor towers further down the beach. Brokerage material describes private high-speed elevator access to most residences; note the word most, and ask for the floor plan of the specific line you are considering rather than assuming.

The two penthouses are the exception to the tower's uniformity, and they are the reason the building has one common pool and two private ones. Each is separately deeded, and each is described as having its own rooftop terrace with a private pool and a summer kitchen. On size, we will give you both numbers: the county roll records PH-00 at 5,336 square feet and PH-04 at 4,821, while marketing material describes each as over 5,600 interior square feet. The roll is the record.

One quiet detail that says a great deal about how this building was structured. Fourteen private storage rooms of roughly 209 square feet each — PS-1 through PS-15, with no PS-13 — are not assigned as limited common elements the way storage usually is. They are standalone condominium parcels with their own folio numbers and their own undivided interest in the common elements, which means they can be bought and sold independently of any residence. Two hundred square feet of deeded, climate-protected room on an oceanfront barrier island is not a small thing.

On leasing: this is not a short-stay building. There is no hotel operator, no rentable hotel inventory and no nightly or weekly programme here — it is structured for longer tenancies. Listing sources disagree on the exact minimum term, so the number that governs is the one in the recorded declaration at Miami-Dade Official Records Book 31715, Page 2560. Read it before you plan around it, and we will pull it for you.

What Is Around It

Start with what you can reach on foot, because on a barrier island that list is short and it matters. The Atlantic is at the back door. Heritage Park, the city park at 19200 Collins Avenue, is about two blocks north on the west side of the street, with playgrounds, a splash pad, a dog park and the Veterans Wall. Collins itself carries the local run of restaurants and cafés.

Everything else is a drive, and the drives are short. Aventura Mall sits roughly three and a half miles west — one of the largest shopping centres in the country, with the dining that comes with it. Bal Harbour Shops is about four and a half miles south down Collins, and it remains the more rarefied of the two. Haulover Park and its marina at 15600 Collins, roughly three and a half miles south, is where the boats, the fishing charters and the kite beach are. The Newport Fishing Pier at 16501 Collins is about two and a half miles down the same road.

For a day that has nothing to do with the ocean, Oleta River State Park at 3400 NE 163rd Street is a short drive west — the largest urban state park in Florida, with mangrove paddling, kayak and paddleboard rental and a serious network of off-road bike trails.

Both airports are unusually convenient from this stretch of Collins. Fort Lauderdale-Hollywood International is around fourteen miles north, commonly reckoned at about twenty minutes. Miami International is around nineteen miles southwest, about half an hour. That is two international airports inside thirty minutes of your own beach, which is a large part of why this address works the way it does.

Who This Building Is For

It suits the lock-and-leave owner particularly well. The staffing model is full-time — multiple independent sources describe 24-hour concierge, 24-hour valet and 24-hour security — and the restaurant downstairs delivers into the residences, so arriving late with an empty refrigerator is a non-event. Beach service is staffed. You can land at Fort Lauderdale, be here in twenty minutes and be on a chaise with a drink in front of you without having organised anything.

It suits the buyer who wants new construction on the sand. Completed in 2019, oceanfront, with the interiors specified by Armani's own studio rather than by a licensee working from a mood board. And it suits an owner planning to hold and lease on an annual or semi-annual basis, provided that owner reads the declaration first and plans around the actual recorded term.

It is the wrong building for two people. If you want a slip at your own dock, this is not that — the marina is at Haulover. And if you want a hotel flag with room service billed to the unit and a branded rental programme, understand that the Armani name here is on the design, not on an operating agreement. What you get instead is a building that was drawn by a great architect and finished by a great designer, standing directly on the Atlantic.

What was left out, and why

The county has 545 recorded transfers for this building. 77 of them — 14.1% — are not arm’s-length sales, and none of them are in the figures above.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

That is real depth across wellness, dining and entertaining. It stops short of the top mark because there is a single common pool rather than a pool terrace, and no marina or racquet sport on the property.

Everything else is a short drive and the drives are excellent: Aventura Mall about three and a half miles west, Bal Harbour Shops about four and a half south, Haulover Park and its marina three and a half miles down Collins, Oleta River State Park and its mangrove paddling just west, and both international airports inside thirty minutes. Held at four rather than five because this is a barrier island, and the range you can cover on foot is narrow.
