One Acre, Built Upward
The Miami-Dade roll gives the entire condominium a lot of 43,941 square feet — a shade over an acre. On that acre stands a 33-storey tower carrying 81 residences. The arithmetic is the whole argument: this is a small parcel that was built tall and narrow rather than wide, and the scarcity is structural rather than promotional.
The legal description rewards a second read. The parcel runs east from Collins Avenue to the state erosion control line — the county's way of describing a lot that reaches the sand. There is no road between the lobby and the Atlantic. Samson Oceanfront Park sits on the parcel immediately to the south at 17425 Collins, so the outlook down the beach is public open space rather than a neighbouring facade.
Kobi Karp Architecture and Interior Design drew it. Château Group developed it. Coastal Construction, whose own project page still carries the job, built it. Interiors are credited to Fanny Haim & Associates on that contractor's page. The county roll dates every residential folio to 2016; the contractor and the CTBUH database record completion in 2015. Either way this is a young building on a stretch of Collins where the vintages run wide.
Arrival is through a two-storey glass lobby oriented to the ocean rather than to the road — a small planning decision with an outsized effect, because the first thing the building shows you is water.
The Second Floor Does the Work
Roughly 9,500 square feet of amenity space sits on the second level, which is a generous allocation when only 81 doors draw on it. The developer's material describes a programme that is unusually complete for a building this size, and it holds up when you count it.

- A wine lounge with private wine lockers, and a cigar bar with climate-controlled humidor lockers
- A ballroom for entertaining at a scale no residence could host, plus a business centre
- Beach and pool service outside
The wine lockers and the humidor lockers are the detail that tells you who this was drawn for. Both are storage you keep at the building rather than in the residence — the assumption being that you leave, and come back, and want things waiting exactly as you left them.
What the building does not publish is a restaurant of its own. There is no marina and no golf simulator. That is worth knowing up front: this is a deeply equipped tower rather than a hotel-style one, and the difference shows at dinnertime.
The Stack Narrows as It Climbs
Eighty-one residences share 233,869 square feet of recorded living area — an average of roughly 2,887 square feet per home. That average alone puts Château Beach in the larger-floor-plan tier of Sunny Isles, but the average conceals the more interesting fact, which is how unevenly the space is distributed up the tower.
Floors 3 through 11 carry up to four residences each. The middle of the building settles to three. From floor 24 upward the plate thins dramatically to one or two — floor 24 and floor 32 each hold a single residence. Unit 3201 is one home of 9,051 square feet. Unit 2401 is 8,117. There is no 13th floor in the numbering, so the tower reads taller than its storey count on any elevator panel.
The practical consequence is that the building sells two different experiences under one roof. Lower down it is a conventional four-per-floor tower with excellent frontage. Above the twenty-fourth it becomes something closer to a stack of private floors, with the elevator opening onto one door.
Marketing material for the building describes private elevator entry for most residences, with semi-private entry on the two-bedroom plans. Ocean orientation is the default rather than the upgrade — the site is only about a hundred feet wide east to west, which is precisely why almost everything faces the water.
Collins Avenue, and What Lies Off It
Sunny Isles Beach is a barrier island, and it is honest to separate what you can walk to from what you will drive to. Walkable is short and good: the sand directly below the building, Samson Oceanfront Park next door, and Newport Fishing Pier about half a mile south along the beach at 16501 Collins. That is a real morning — pier, sand, park, home — without touching a car.
Everything else is the car, and the car is quick. Aventura Mall is roughly two miles west, one of the largest shopping centres in the country and the anchor for the mainland side of the island. Bal Harbour Shops sits about four miles south down Collins, open-air and considerably more rarefied. Between them you have most of what a household needs and most of what it doesn't.
For boats, Bill Bird Marina at Haulover Park is roughly two miles south, with 152 wet slips accommodating yachts to 120 feet, a full-service marine centre, dry storage, ramps and charter operators on site. It is the closest serious water access to the building, and it opens straight onto the Haulover inlet and the Atlantic.
For green space beyond the beach, Oleta River State Park lies about three miles west across the causeway — Florida's largest urban park, with mangrove-lined kayak water and mountain-bike trails, which is not the amenity most people expect to find ten minutes from a Collins Avenue lobby.
Airports are the quiet advantage of this end of the county. Fort Lauderdale-Hollywood International is about 13 miles north, commonly cited around 24 minutes by car via I-95. Miami International is about 21 miles southwest, commonly cited around 42 minutes. Having the shorter drive go to the less congested airport is a meaningful thing if you fly often.
Who It Suits
This building answers well for a lock-and-leave second home. The amenity floor is staffed and complete, the residences are large, beach and pool service run without you arranging them, and 24-hour valet and concierge mean the logistics of arriving and departing are somebody else's problem. Wine lockers and humidor lockers exist precisely because the building expects you to be away and to come back.
It also answers for anyone whose main frustration with Sunny Isles is square footage. An average approaching 2,900 square feet per residence, with single-residence floors near the top running past 8,000 and 9,000, is a different product from the compact two-bedroom towers that dominate this coastline. If you have been told repeatedly that you cannot get a genuinely large oceanfront floor plan here, this is the counterargument.
The ballroom and the wine lounge make it a plausible home for someone who entertains beyond what a residence can absorb — you can host thirty people without turning your own kitchen into a service corridor.
Where it is less obviously the answer: if you want a hotel operator behind the front desk, room service to the residence and reciprocal privileges elsewhere, this building does not carry a flag and does not pretend to. What it offers instead is an independent, deeply amenitised tower with direct frontage on the sand and a genuinely short list of doors.

A documented and locally serious team: Kobi Karp Architecture and Interior Design as architect, Château Group as developer, Coastal Construction as general contractor, with interiors credited to Fanny Haim & Associates on the contractor's own project page. Karp is a well-known Miami hand and the two-storey ocean-facing glass lobby is his instinct showing. What the building deliberately does not carry is a badge — no fashion house, no hotel operator, no licensed signature architect. Three is the honest score for a well-executed independent tower on a stretch of Collins where several neighbours wear a name on the door.

Direct oceanfront, and the county record says so plainly: the recorded legal description runs the parcel east of Collins Avenue all the way to the state erosion control line, which is how Miami-Dade describes a lot that reaches the sand. Nothing to cross, no tunnel, no beach club on the far side of a road. Samson Oceanfront Park occupies the adjoining parcel to the south, and Newport Fishing Pier is about half a mile down the beach. This is the top of the scale and the building earns it.

That is a properly run front desk and it handles the day-to-day well. There is no hotel flag on this building, and therefore none of what a flag supplies — no in-residence dining, no housekeeping on call, no reciprocal hotel privileges. Three is the score for a well-staffed independent tower, and the absence of an operator is a fact about how it was conceived rather than a shortfall in how it is run.
