One Home Per Floor, and the County Roll Agrees
Regalia stands at 19575 Collins Avenue, directly on the sand in Sunny Isles Beach, and it does one thing that almost nothing else on this stretch of coast does. Every residence occupies an entire floor. All thirty-nine of them. A private elevator opens into each one, and there is no shared corridor, no neighbour across a landing, no wondering whose door is whose.
This is the kind of claim a brochure makes easily, so it is worth knowing that the Miami-Dade County Property Appraiser's roll bears it out independently. The thirty-nine condominium folios are numbered by floor — unit 3, then 5 through 12, then 14 through 43 — one folio per floor number, with no duplicates. The county roll records the building year as 2014; the Council on Tall Buildings and Urban Habitat logs official completion in 2015, with the tower rising 485 feet over 43 floors above ground on a parcel of 56,927 square feet.
The architect is Bernardo Fort-Brescia of Arquitectonica, the firm that has done more than any other to set the visual grammar of the South Florida skyline. Here he abandoned the flat glass slab entirely. Each floor is wrapped in a continuous undulating veranda whose shape shifts from level to level, so that no two floors carry the same outdoor line and the tower appears to turn slowly as it climbs. Arquitectonica describes the effect as giving every residence its own distinct outdoor "yard" — a private terrace that curves rather than corners.
The glass balustrades are not ornament alone. They are positioned to act as solar shading for the floor-to-ceiling glass behind them, which is why the building reads as ribboned rather than mirrored. Interiors are credited to Charles Allem of CAD International. The developer was Regalia Beach Developers LLC; Donnell, Duquesne & Albaisa served as structural engineer and Charleville Development Corp as general contractor.
The Amenity Floors, Built for Thirty-Nine Households
Most oceanfront towers spread their amenity programme across two or three hundred residences. Regalia spreads a comparable programme across thirty-nine. That ratio is the point, and it is felt more in the spa and the pool deck than anywhere else.
The centrepiece is the two-storey Beach House on floors three and four — a dedicated amenity level with food-and-beverage service, sitting above the sand rather than tucked into a windowless podium. From there the published inventory runs:
- An oceanfront infinity-edge heated pool, a separate cold plunge pool, and an oceanfront jacuzzi — three distinct water features, plus poolside cabanas
- A spa with steam room, sauna, Vichy shower, a couples treatment suite and treatment pools, run by a dedicated professional spa manager
- A fitness centre equipped with Kinesis training systems, and a separate yoga and meditation room
- A screening and theatre room
- An entertainment and club room with billiards, a humidor and a wine bar
- A chef's kitchen for private events, plus temperature-controlled wine storage lockers
- A children's activity room and a business centre
- Beach and poolside service
Parking runs to 70 spaces across the building, per the CTBUH record. What Regalia does not have is a restaurant open to the public, a marina, a golf simulator or a hotel flag over the door — and for a certain buyer that absence is the appeal rather than the gap. There is no transient lobby traffic here, because there is no hotel generating any.
On service, the published model is 24-hour security with a purpose-built monitoring system, 24-hour valet, and concierge. The building carries no hotel or fashion-house affiliation, so the staffing is the building's own rather than a licensed name's.
Inside the Residences
Step out of your elevator and you are already home. The floor plate is yours end to end, which means glass on every exposure — the Atlantic to the east, the Intracoastal and the inland skyline to the west, and long views north and south down the beach that a mid-floor unit in a conventional tower simply cannot deliver.
Sizes depend on whose convention you use, and the two published sets differ. The county roll lists a typical full-floor residence at 4,992 square feet of building area, the two-storey Beach House residence at 8,446, and the penthouse at 9,193, with a recorded range topping out at 10,515. Marketing material quotes 5,515 square feet of interior for a typical floor and 9,515 for the Beach House and the penthouse. The gap is almost certainly a measurement-convention difference rather than a disagreement about the building; ask us and we will walk you through both figures on the specific floor you are considering.
What is not in dispute is the terrace. Because the veranda changes shape from level to level, the outdoor space on floor 22 is not the outdoor space on floor 31 — the curve moves, the depth moves, and the framing of the water moves with it. This is a building where the floor you choose genuinely changes the home you get, and it is worth seeing two or three at different heights before deciding.
Floor-to-ceiling glazing throughout is shaded by those glass balustrades, which is what keeps a full-floor plate of west-facing glass liveable in July rather than merely dramatic.
Sunny Isles Beach, and What Is Actually Within Reach
Sunny Isles Beach is a barrier island, and an honest account of it separates what you walk to from what you drive to. Regalia sits on the ocean side of Collins Avenue with direct frontage on the sand, so the beach itself requires no crossing, no tunnel, no shuttle. Two City of Sunny Isles Beach parks are a genuine walk: Heritage Park at 19200 Collins Avenue, roughly four blocks south, and Golden Shores Park at 201 191st Terrace.
Everything else is a short drive, and the drives are short. Aventura Mall — one of the largest retail centres in the country, anchored by a full slate of luxury houses and a deep restaurant roster — is about 3.4 miles west. Bal Harbour Shops, the more rarefied of the two, is about 3.9 miles south down Collins. Between them sits Haulover Park, home to the Bill Bird Marina, with slips accommodating vessels up to 120 feet, boat ramps and charter fishing, plus a skate park, bike rentals and a dog park. Oleta River State Park, the largest urban park in Florida, is just across the Intracoastal with mangrove trails and kayak launches.
The airport maths is the quiet advantage of being this far north. Fort Lauderdale-Hollywood International is roughly 14 miles and about 20 minutes; Miami International is roughly 19 miles and about 30 minutes. Two international airports inside half an hour is a rarer thing than it sounds, and it matters enormously if you are flying in and out on a schedule you do not control.
South Beach and Ocean Drive are about 11 miles south; the Design District about 12. Close enough for dinner, far enough that the noise stays there.
Who Regalia Is For
This building suits a specific buyer, and it is worth being direct about who.
If you want scale — a full floor, a curving private terrace, glass on four exposures, and rooms that hold a real dinner rather than a polite one — there is very little in Sunny Isles that competes. The chef's kitchen, the club room with its humidor and wine bar, and the wine lockers exist because people here entertain properly, and the building was planned around that rather than retrofitted for it.
If you are here part of the year, the arrangement is close to ideal. Thirty-nine households means a staff that knows your name rather than your unit number, 24-hour valet and security, and an amenity floor that is rarely crowded because there is no crowd to make. Lock the door in April and it is genuinely locked.
If you are here full time, the case is the terrace and the light. A full-floor plate at 485 feet does not feel like a condominium; it feels like a house that happens to be in the air.
One practical note for anyone weighing rental use: brokerage sources report a six-month minimum lease and a maximum of two leases per year, which would rule out short-stay letting entirely. We have not read the recorded Declaration of Condominium ourselves, so treat those figures as unconfirmed and let us verify them against the declaration before you rely on them.

The county has 75 recorded transfers for this building. 14 of them — 18.7% — are not arm’s-length sales, and none of them are in the figures above.
Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

This is true beachfront, not the across-Collins version. The county legal description places the parcel on Lots 1-3, Block 1 of the Replat of Block 1 Venicetta Beach together with the land lying east of and adjacent to the erosion control line — the recorded signature of a parcel that runs to the sand — on a 56,927 square foot site. The pool deck, the jacuzzi and the Beach House amenity level all face the Atlantic directly, and the beach requires no road crossing.

The beach is at the door and two city parks — Heritage Park four blocks south and Golden Shores Park — are a real walk. Everything else is a short drive: Aventura Mall about 3.4 miles west, Bal Harbour Shops about 3.9 miles south, Haulover Park's Bill Bird Marina and Oleta River State Park close by. The airport reach is the standout, with Fort Lauderdale about 20 minutes and Miami International about 30. Marked at four rather than five because this is a barrier island — the dining and shopping are excellent, but you drive to them.
