A Tower That Owns Its Sand
Trump Royale stands at 18201 Collins Avenue, on the beach side of the road, which in Sunny Isles is the only distinction that matters. The Miami-Dade roll puts the parcel at 152,139 square feet — roughly three and a half acres — and its legal description places the land east of and adjacent to the erosion control line recorded in plat book 105-62. In plainer language: the property runs to the water. Nothing is between the pool deck and the Atlantic except the Atlantic.
It was completed in 2008 by Dezer Development, the Sunny Isles firm run by Michael and Gil Dezer, with Coastal Construction as general contractor and the Sieger Suarez Architectural Partnership as architect — the practice responsible for a long line of South Florida oceanfront towers, and a name that reads as a mark of seriousness rather than a flourish. The developer publishes 380 residences across 55 storeys; the county roll today returns 382 active folios under the recorded name TRUMP ROYALE CONDO. Either way, this is a full-plate oceanfront building, not a boutique one, and it was built to that scale deliberately.
It does not stand alone. Trump Royale is one of three towers inside the eleven-acre Trump Grande enclave, which the developer describes as holding roughly 1,000 linear feet of beachfront across the whole assemblage. That shared land is what buys the tennis centre and the sense of approach — a gated drive and a landscaped setback rather than a lobby door opening straight onto Collins.
A note worth making plainly, because it changes what you are buying: the Trump name here is a licence. Trump.com's own page for Trump Grande states that the property is not owned, developed or sold by The Trump Organization, and that the Dezer principals license the name. The building is a Dezer building, designed by Sieger Suarez and built by Coastal. That is the pedigree that actually holds it up.
The Pool Deck, the Spa, and What Comes With Eleven Acres
The centrepiece is the pool, and it is not a rectangle. The developer describes a lagoon-style, temperature-controlled pool with a beach-grade sloped entry — you walk down into it on a gradient rather than a ladder — fed by waterfalls, with two Jacuzzis set alongside. It faces the ocean directly. Brokerage listings for the building add two lap pools for anyone who wants to swim rather than float.
Above it sits what Dezer calls a duplex spa and fitness centre: two full storeys given over to treatment and training rather than the single-floor gym that most 2008 towers settled for. Brokerage sources describe sauna and steam rooms within it. The tennis centre belongs to the wider Trump Grande enclave, which is precisely the advantage of buying inside an eleven-acre assemblage rather than on a single lot.
On the sand there is private beachfront with a beachfront snack bar; brokerage listings describe food, beverage and towel service delivered to the loungers. The developer confirms full-service valet parking, and brokerage sources add car wash service, a business centre and multipurpose meeting rooms.
What the building does not publish is a restaurant. The only food offer the developer or Trump.com confirms inside Trump Royale is the beachfront snack bar — there is no theatre, no golf simulator, no marina and no dedicated children's room in the record for this tower. For a building of this vintage the list is genuinely deep; it simply stops short of the full resort inventory that the newest towers a mile north now publish.
Inside the Residences
Dezer confirms private high-speed elevators opening directly into residence entrance galleries — so the arrival is a foyer of your own, not a shared corridor, which is the single detail that most changes how a large tower feels day to day.
The floor plan of the building itself has a quirk that rewards a close reader of the county roll. Residences are recorded on floors 4 through 20, and then the numbering jumps straight to 33 through 55 — 13 and 21 through 32 are simply not used. Published storey counts follow suit and disagree with one another: the developer says 55, Coastal Construction says 52. Ask for the actual level before you fall in love with a number on a floor plan.
There are two unusual deeded categories on the roll as well. Nine units on the lower spa levels are separately deeded folios carrying SPA designations rather than ordinary floor-and-line numbers, and six more are recorded as TS tower suites above the top numbered floor. These are rare inventory within the building and worth asking about specifically.
On leasing: brokerage material for the building describes a six-month minimum lease with a maximum of two leases per year. That points squarely at an annual tenancy rather than short stays — but it comes from a single listing source, and the condominium declaration recorded at Official Records book 26642, page 626 is the document that governs. If income matters to you, have that declaration pulled and read before you write an offer. We will do it.
Collins Avenue, and the Ten Minutes Around It
Start with what you can walk to. Pelican Community Park sits directly inland at 18115 North Bay Road; Senator Gwen Margolis Park is a few blocks south at 17815 North Bay Road; Samson Oceanfront Park is at 17425 Collins Avenue and Heritage Park at 19200 Collins. The Newport Fishing Pier is a short run south at 16501 Collins, with a lifeguard station, restrooms and showers and a restaurant on site — walking the pier is free, and it is the best place on this stretch to watch the light go.
Everything else is a short drive, which is honest arithmetic for a barrier island. Bal Harbour Shops, the open-air luxury centre at 9700 Collins Avenue that anchors the Bulgari, Chanel and Saks end of Miami retail, is a straight run south down Collins. Aventura Mall, west across the causeway at 19501 Biscayne Boulevard, is the largest mall in Florida and the fifth largest in the United States by retail space, anchored by Nordstrom, Bloomingdale's, Macy's and JCPenney, with more than fifty restaurants and food-hall counters and a 241,000-square-foot wing added in 2017. Brightline's Aventura station sits across Biscayne Boulevard from it, which puts downtown Miami and West Palm Beach on a train rather than I-95.
For water beyond your own: Haulover Park and its marina lie south along Collins at the inlet, the working departure point for offshore fishing and day boats on this stretch of coast. Oleta River State Park sits across the Intracoastal on the bay side, with mangrove paddling and mountain-bike trails.
Both airports are close, which is the quiet argument for this address. Fort Lauderdale–Hollywood International is roughly twenty to twenty-five minutes north; Miami International is roughly half an hour south-west, traffic permitting. Few oceanfront buildings in South Florida sit that evenly between two international gateways.
Who This Building Is For
This suits an owner who wants direct oceanfront and wants to be able to leave. Gated approach, twenty-four-hour attended gatehouse and security per brokerage listings, professional concierge and full-service valet confirmed by the developer — the building is set up to be closed up and walked away from in March and opened again in November without a caretaker in between.
It also suits an owner buying for annual income. The leasing framework described in listing material — six-month minimum, two leases a year — rules out short-stay turnover and points at a long tenancy, which is generally the easier position with an association and the steadier one on paper. Confirm it against the recorded declaration first.
And it suits anyone whose non-negotiable is the sand itself. Three and a half acres running east to the erosion control line, a lagoon pool with a walk-in entry facing the water, a two-storey spa above it and eleven shared acres behind it — that is a hard combination to assemble at any vintage on this coast.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.
