The parcel runs east past the state erosion control line — the surveyor's way of saying the beach is part of the property. No road between the lobby and the sand, which is rarer on Collins Avenue than the brochures let on.

On the Ocean Side of Collins, and on the Sand

Trump Palace stands at 18101 Collins Avenue, completed in 2006 and built by Dezer Development — Michael and Gil Dezer, the family responsible for a long stretch of the Sunny Isles skyline. The Trump name here is used under licence by the developer; The Trump Organization's own page for the Trump Grande property states that it is not owned, developed or sold by The Trump Organization. Worth knowing up front, because the building does not need the name to make its case.

What makes it is the dirt. The Miami-Dade legal description for the parent folio reads “PORT LYING EAST & ADJACENT WEST OF EROSION LINE PER PB 105-62” — the parcel crosses the state erosion control line and continues onto the beach itself, across 181,401 recorded square feet, roughly 4.16 acres. Practically: the pool deck ends and the sand begins. No Collins Avenue crossing, no tunnel, no shuttle. A great many buildings here advertise the ocean. Fewer own their approach to it.

The tower is the middle piece of an eleven-acre assemblage the developer markets as Trump Grande — Trump Royale immediately north at 18201, the Trump International Beach Resort immediately south at 18001, all contiguous. Across that whole site the developer publishes nearly 1,000 linear feet of uninterrupted oceanfront. Brokerage records credit the architecture to Sieger Suarez Architects, a practice whose fingerprints are on much of this coastline.

And one quiet fact for the buyer who reads the county roll rather than the brochure. Unit lines run from 401 up to 5509, but there is no 13 line and nothing between the 20 and 32 lines. The 55 in every listing is a top-floor label, not a census; the roll shows residences on 41 levels. The elevation is real and the glass is real — the numbering is simply Miami being Miami, and it is the kind of thing you would rather hear from your agent than discover at closing.

Three Pools, a Duplex Spa, and Somebody Bringing You a Towel

The water is the centrepiece and it is properly resolved: three pools, one a temperature-controlled lagoon pool for swimming in February, plus two lap pools for the people who actually count laps. Two Jacuzzis and waterfalls sit within the same deck. A poolside bar and grill handles the middle of the day, so nobody has to dress to eat.

The spa is the surprise. The developer describes a duplex spa and fitness centre published at approximately 8,000 square feet, with saunas, steam rooms and massage treatment rooms — a real wellness floor rather than a corridor of equipment with a towel rack at the end. Two storeys of it, at a building of this vintage, is a genuine amenity rather than a line item.

Beach service runs on the sand: chairs and towels set out, food and beverage brought to you. Behind that sit the pieces that make a building livable across a whole season — indoor and outdoor dining rooms, banquet and private event rooms for the dinner that outgrows your own table, an owners' lounge and game room, a business centre, and a youth pavilion and playground. Tennis is on the shared Trump Grande site; the developer's page specifies two courts for the resort component, and a count belonging to the residential towers alone is not published.

What is not here, so you are not surprised: no screening room, no golf simulator, no marina, no car-related amenity. Every count above comes from developer and brokerage material rather than association documents, and several belong to the wider site. Ask us and we will get the current inventory confirmed with the association before you spend a Saturday looking.

Big Plans, and a Row of Residences Nobody Expects

The Miami-Dade roll records 274 residences at this address; Dezer Development publishes 278. Either way, this is a tower built when developers still drew generous rooms, and the floor plates reflect it — deep layouts, wide ocean glass, and the direct east exposure that a parcel sitting on the sand allows. Private elevator foyers are advertised for many of the residences, though not for every line, and that is a question to ask plan by plan rather than assume.

The best-kept detail in the public record is the SPA line. SPA101, SPA109, SPA201, SPA209, SPA301 and SPA309 are not spa facilities at all — they are six full three-bedroom condominiums of 2,143 square feet each, on the first three levels, individually owned and taxed as residential. Six of them, in the whole building. If you want scale and beach access measured in steps rather than elevator minutes, that is an unusually short list to shop.

Higher up, the count thins. Across the tower the roll works out to about seven doors per landing, with the nine-unit 01-through-09 lines on the broader floors and only the highest levels dropping to five or six. This is a full-sized oceanfront building rather than a boutique one, and it prices, lives and rents like it.

A Barrier Island With Two Airports and a Mall Worth the Drive

Sunny Isles Beach is two miles of white sand on a barrier island, the Atlantic on one side and the Intracoastal on the other, with 22 public beach access points along its length. From 18101 Collins the immediate neighbours are the ones on your own site: the Trump International Beach Resort and its dining sit directly south, Trump Royale directly north, both reachable on foot without leaving the property.

Everything else is a short drive, and this is a driving island — be clear-eyed about that. South at 16501 Collins, the Newport Fishing Pier runs more than 700 feet into the ocean and is Miami's only public fishing pier, open to walkers free of charge with a restaurant at its base. Further south, Haulover Park spreads over 177 acres with 1.4 miles of beachfront, a skate park, a dog beach, and the Bill Bird Marina — 152 wet slips taking vessels up to 120 feet, with fuel, pump-out, bait and tackle, and the charter fleet that makes it the practical answer if you keep a boat. West across the Intracoastal, Oleta River State Park is the largest urban park in Florida, with kayaking and mountain-bike trails.

For shopping, you have the two poles of South Florida retail within a few minutes of each other. Bal Harbour Shops, open-air since 1965, anchored by Neiman Marcus and Saks Fifth Avenue and stocked with Chanel, Gucci, Cartier and their neighbours, is a straight run south down Collins. Aventura Mall — Florida's largest and the fifth largest in the United States, with more than 50 restaurants and a 24-screen AMC — sits just west, with the Brightline Aventura station across Biscayne Boulevard for a train to Fort Lauderdale, West Palm or Orlando without touching I-95.

The airports are the closing argument. Fort Lauderdale-Hollywood International is roughly 11.5 miles north, about a 21-minute drive. Miami International is roughly 20 miles south, generally 30 to 40 minutes. Two international airports in under 40 minutes, from a building that sits on the beach, is not a combination many addresses in this country can offer.

Who This Building Actually Suits

The lock-and-leave owner is the clearest fit. Gated entry with a 24-hour attendant, 24-hour valet, and full concierge and doorman coverage mean the residence is watched whether you are in it or not, and the spa, the pools and the beach service mean the season starts the hour you land rather than the week after.

It is equally a full-time home. A duplex spa, three pools, a poolside grill, private and banquet dining rooms, a business centre and an owners' lounge amount to a building you can live inside for a whole summer without it feeling like a hotel you have overstayed. In-residence massage and babysitting are referenced among the available services in published material.

On leasing, be deliberate. Brokerage records for the building publish a six-month minimum lease term and a maximum of two leases per year — a regime built for one or two long annual tenancies, not for seasonal or short-stay letting. That figure comes from third-party listing pages rather than the recorded declaration, so if income matters to your plan, treat it as the starting point of a conversation and let us obtain the declaration and the association's current rules before you write an offer.

What was left out, and why

The county has 649 recorded transfers for this building. 189 of them — 29.1% — are not arm’s-length sales, and none of them are in the figures above.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.
