One building, two lives
Acqualina Resort & Residences on the Beach stands at 17875 Collins Avenue, a single 51-storey tower completed in 2006 and recorded on the Miami-Dade County roll as Acqualina Ocean Residences & Resort Condominium. What makes it unusual is not its height. It is that the hotel and the residences are not neighbours — they are the same condominium. The county roll shows 244 residential folios and one commercial folio, unit "HU", which carries a 5.7390 percent undivided interest in the common elements. The entire resort operation, roughly 98 to 99 guest rooms and suites, sits inside the building as one owned unit under the same declaration.
That legal fact is the whole point. When an owner orders dinner to the residence, it is cooked in a kitchen that answers to a hotel food and beverage director. When the linens are changed, it is a housekeeping department doing it, not a service company visiting the property. The arrangement is why the resort has held a Forbes Travel Guide Five-Star rating — for both the hotel and the spa — for fourteen consecutive years, and the AAA Five Diamond award, while functioning as a residential address.
Architecturally it declines the glass-tower convention that arrived on this stretch of Collins after it. Robert M. Swedroe of Swedroe Architecture designed it as a deliberate Mediterranean Revival exercise: a groin-vaulted tiled dome over the porte-cochère, a bronze roof at the crown, weight and shadow where the newer towers offer reflection. It reads as a building that was drawn rather than extruded.
The developer is The Trump Group, the Jules and Eddie Trump firm behind Williams Island and, later, the Mansions at Acqualina and the Estates at Acqualina that flank it on Collins — no relation to the Trump Organization. The hotel is a member of The Leading Hotels of the World.
What is actually on the property
The inventory is worth counting rather than admiring in the abstract. Three swimming pools sit at sea level facing the Atlantic. The Acqualina Spa runs to 20,000 square feet on the ocean, with crystal steam rooms, Finnish saunas and Himalayan-salt relaxation lounges — this is the spa carrying half of that fourteen-year Five-Star run. There is a fitness centre with the AcquaFit class programme, a hair salon, and the AcquaMarine Kids Club, a children's programme built around marine biology rather than a screening room with beanbags.
Four named restaurants operate on site, which is more than most resorts in Florida sustain, let alone most condominiums. Avra Miami serves Greek cooking in an indoor-outdoor seaside room. Il Mulino New York brings its Italian kitchen. Ke-uH does Japanese at the oceanfront. Costa Grill, casual and Floridian-Mediterranean, is steps from the sand and reserved for guests, residents and Beach Club members. AQ Gelato & Coffee Bar handles the afternoons. The resort also sets beachfront dinners under the stars on the sand.
Beach and cabana service is part of the operation, including dining served at the water. All of it sits on 4.5 beachfront acres — a genuinely generous footprint for a single tower on a barrier island where land is measured carefully.
Two honest notes on scope. The theatre, the surf simulator, the ice rink and the marina that occasionally get attached to this address in listings belong to the Estates at Acqualina and the Mansions at Acqualina, which are separate condominiums. And there is no tennis here. What is at 17875 Collins is deep rather than encyclopaedic, and every item above is published by the resort itself.
The residences
Residential floors run from the fifth to the fiftieth, with no thirteenth. The typical plate carries six residences across lines 01 through 06, and the county roll shows those homes at around 2,736 square feet in four-bedroom configurations — the kind of floor plan that has a real dining room and a service side, not a great room with a stove in it.
The building is not uniform, and that is one of its more useful features. Floors 18 through 21 carry nine residences apiece rather than six, because lines 07 through 11 on those four floors are one-bedroom homes of roughly 649 to 921 square feet — a band of small suites inserted mid-tower that most of the marketing for this building never mentions. Owners have used them the way anyone would: a place for a guest, a study, a staff room, a pied-à-terre bought on the same address as the main home.
Density thins as the tower rises. Floors 37 through 44 carry four or five residences each, and floors 45 through 50 carry just two apiece — half-floor living, with the Atlantic on one side and the Intracoastal and the mainland skyline on the other, some five hundred feet up.
The developer's own residences material describes an ownership designed to flex: an owner may be in residence 365 days a year, or as little as sixteen weeks. Residents have access to 24-hour security, 24-hour valet parking, room service and housekeeping. In-residence dining is specific rather than notional — an all-day menu by Il Mulino New York from 11am to 11pm, and a breakfast menu from 7am to 11am.
Collins Avenue, and everything off it
Start with what requires no car. The Atlantic is at the back door — this is direct oceanfront, sand to pool deck, not a crossing of Collins to reach it. A quarter-mile north along Collins is the Publix supermarket and pharmacy at 18320 Collins Avenue. South, at 16501 Collins where Sunny Isles Beach Boulevard meets the road, is Pier Park and the Newport Fishing Pier: a public beach access point with a lifeguard, showers, a restaurant, and a pier that is free to walk even if you never fish from it.
Everything else is a short drive, and Sunny Isles is honest about being a barrier island. Aventura Mall is 3.4 miles away — the largest conventional mall in Florida and the reason nobody here flies anywhere to shop. Bal Harbour Shops is 3.9 miles south, a different proposition entirely: open-air, low-rise, the luxury houses arranged around courtyards and koi ponds.
For water, Haulover Park sits between Bal Harbour and Sunny Isles, a 1.4-mile beach park whose Bill Bird Marina runs 152 wet slips for vessels from 35 to 120 feet, a fuel dock, boat rentals and a charter fishing fleet. It is where the boat goes if you keep one.
Airports are the quiet advantage of this stretch of coast. The resort publishes Fort Lauderdale International at 20 minutes and 14 miles, and Miami International at 30 minutes and 19 miles — two full international airports inside half an hour, which is not true of most Miami addresses. South Beach and Ocean Drive are 11 miles down Collins; the Design District is 12; Hard Rock Stadium is 9.2.
Who this building is for
The obvious case is the second home that must run itself. A residence here is genuinely lock-and-leave, because closing the door means handing the building back to a hotel that never closes. Nothing sits idle, nothing needs a caretaker arranged, and the owner who arrives at midnight in February finds the valet stand staffed and the kitchen able to send something up.
The less obvious case is full-time residence, and it is the stronger one. Four restaurants downstairs, a 20,000-square-foot spa on the ocean, three pools, a salon and a fitness programme add up to a daily life rather than a holiday. Buyers who have already done the glass-tower version of Sunny Isles and found it beautiful but thin tend to respond to this: the amenity here is staffed, not just built.
It also suits anyone who wants space in the floor plan. The typical residence at around 2,736 square feet across four bedrooms is a larger and more conventionally laid-out home than much of what has been delivered on this coastline since, and the half-floor residences above the forty-fifth are rarer still.
And it suits the buyer for whom the spa is not a footnote. Fourteen consecutive years of Forbes Five-Star for the spa itself is a long record to hold, and living above it is a materially different thing from booking into it.

Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

Three sea-level oceanfront pools, a 20,000-square-foot oceanfront spa with crystal steam rooms and Himalayan-salt lounges, four full restaurants plus a gelato and coffee bar, a fitness centre with its own class programme, a salon, a marine-biology children's club and full beach and cabana service — all on 4.5 beachfront acres. It is not the widest inventory in Sunny Isles, but almost every item is published by the resort itself and staffed to five-star standard, which is rarer than length of list.

The beach is the back door, a Publix sits a quarter-mile north at 18320 Collins, and Pier Park with the Newport Fishing Pier is a short walk south at 16501 Collins — but this is a barrier island and the rest is a drive. A good one: Aventura Mall at 3.4 miles, Bal Harbour Shops at 3.9, Haulover Park and its 152-slip Bill Bird Marina just south, South Beach at 11 miles. The airports are the real luxury — Fort Lauderdale published at 20 minutes and Miami International at 30.
