Two to a Floor, Forty-Seven Floors Up
The Mansions at Acqualina stands at 17749 Collins Avenue, on the ocean side of the road. Not near the beach, not across A1A from it — the parcel itself runs east of the state road and out to the erosion control line, 99,098 square feet on the Miami-Dade roll, a shade over two and a quarter acres of oceanfront. The county records the building as completed in 2015.
What sets it apart is arithmetic rather than adjectives. Residences are stacked two per floor, on floors numbered 4 through 47, with no 13th floor. The county roll today carries 84 residential folios at the address; the architect of record publishes 79. Either number leaves fewer than ninety homes inside a forty-seven-storey tower — a density almost nobody builds on this stretch of coast. Two floors have already been consolidated: the roll shows “UNITS 4101 & 4102” and “UNITS 4401 & 4402” each sitting on a single folio at 9,218 square feet, two homes absorbed into one, twice over.
The developer is The Trump Group, headed by Eddie and Jules Trump, whose South Florida portfolio also includes Williams Island in Aventura, Luxuria Residences in Boca Raton, Acqualina Resort & Spa and the later Estates at Acqualina. Cohen Freedman Encinosa & Associates of Miami Lakes — a firm working since 1961 — is architect of record, with interiors by STA Architectural Group.
The resort next door is not a licensing arrangement with a distant hotel group. Acqualina Resort & Spa sits immediately north at 17875 Collins, built and owned by the same developer, holding the AAA Five Diamond Award, Forbes Travel Guide Five Star ratings for both hotel and spa, and membership in The Leading Hotels of the World. The developer writes that the tower “inherits the brand’s five-diamond pedigree.” The two addresses were conceived together, and it shows in how the residential building is run.
An Amenity Count That Survives Being Counted
Start on the pool deck. The developer describes two pools, cascading waterfalls, oceanfront dining, poolside lounges and fourteen private cabanas available to homeowners by reservation. Fourteen cabanas against roughly eighty homes is a ratio worth pausing on; at most buildings this size, cabanas are a waiting list.
Indoors, the published inventory runs long: a hammam spa, a fitness centre where private training can be arranged, a private cinema the developer describes as having plush seating “uniquely graded for optimal viewing,” a virtual golf simulator, a children’s centre fitted with computers and gaming, a cigar lounge, a billiard room and a wine cellar. The Grand Room is the piece that matters most to anyone who entertains — a homeowners-only event room the developer describes as designed for dinners, cocktail parties and functions, which means the twenty-person birthday does not have to happen in your dining room. There is a dog park. Outside, beachside dining and a bar sit alongside a breakfast terrace.
The developer sums all of this as “eleven private outdoor sanctuaries for homeowners and thirteen exceptional indoor amenity areas.” That is the developer’s own aggregate; the named rooms above are what is published item by item, and they are the honest list to plan around.
One clarification worth making, because brochures blur it: the building’s own dining amenity is the beachside bar and terrace, not a full indoor restaurant. The serious dining is a walk away at the resort — Avra Estiatorio, Il Mulino New York and Costa Grill — which the developer says residents reach through what it calls privileged access, along with Acqualina Spa by ESPA and the salon. There is no marina on site.
Inside the Residences
The developer publishes three residence types: the Palazzo Di Spiaggia at five bedrooms and seven and a half baths, the Villa Di Botticelli at four bedrooms and six and a half, and the Villa Di Acqua at three bedrooms and six and a half. Bathroom counts like those are the tell — these are floor plans drawn for houses, not apartments, with service space and guest space kept apart from the primary rooms.
At the top is Palazzo Del Cielo, which the developer publishes at 9,350 square feet with a private pool and a two-car garage, and which it describes as sold furnished by Fendi, Baccarat, Bentley and Trussardi, with the furniture included in the purchase price.
A practical note for anyone doing their own diligence: the Miami-Dade roll carries an identical uniform area for nearly every folio in the building rather than as-built floor areas, which is why a public record search will not match the published plans. Take square footage from the floor plans and the survey, not from the county roll.
Two homes to a landing, on a floor plate that only has to serve two front doors, is the quality that residents tend to describe first. It is a different daily experience from a tower of ten units per floor, and it is structural — it cannot be renovated in or out.
The Island Around It
Sunny Isles Beach is a barrier island, and an honest description separates what is walkable from what is a short drive. Walkable: Acqualina Resort & Spa immediately north at 17875 Collins, and The Estates at Acqualina beyond it at 17901. Town Center Park at 17200 Collins is roughly half a mile south, three city acres with a playground, a fitness trail and a walking path. The Newport Fishing Pier at 16501 Collins is about a mile and a quarter down the beach — a genuine walk rather than a stroll, and a good one at sunrise.
Everything else is a car, and none of it is far. Bal Harbour Shops is a straight run south down Collins, roughly four miles, for the flagship-boutique end of the market. Aventura Mall sits about three miles northwest across the Intracoastal on Biscayne Boulevard, one of the largest shopping centres in the country. Boating happens at Haulover Park, about three miles south on Collins, where the Bill Bird Marina handles slips and charters and the ocean inlet gets you offshore without a bridge. Oleta River State Park, the largest urban park in Florida, is across the water at 163rd Street with mangrove paddling and mountain-bike trails.
Both airports are reachable, which is the point of this particular latitude. Fort Lauderdale-Hollywood International is the closer of the two, generally under half an hour north outside of peak traffic; Miami International runs longer, typically thirty to forty-five minutes southwest depending on the causeway and the hour. The Atlantic, of course, is at the bottom of the elevator.
Who It Suits
The buyer this building was drawn for wants a house-sized floor plan and does not want a house. Five bedrooms, seven and a half baths, two doors on the landing, and a staffed operation that keeps running whether you are in residence or not — that combination is the whole proposition, and the building does not compromise it anywhere.
It reads especially well for entertaining. Between the Grand Room, the private cinema, the wine cellar, the cigar lounge and the resort kitchens next door, a large evening can be hosted properly without turning your own residence into a venue. It reads equally well as a lock-and-leave: room service, twenty-four-hour valet, pool and beach attendants, landscaping, security and engineering are all named on the developer’s staffing list, staffed by what it describes as Acqualina-trained professionals.
If the plan involves leasing, do the homework before you plan around it. Brokerage sources report a six-month minimum lease and a maximum of two tenancies per year, which would suit an annual tenant and rule out short stays entirely — but the recorded declaration governs, and it is worth reading at source rather than taking second-hand. Come see it at the right hour. The building faces east, the pool deck faces the water, and the argument it makes is one that photographs badly and stands up in person.

The county has 155 recorded transfers for this building. 29 of them — 18.7% — are not arm’s-length sales, and none of them are in the figures above.
Florida’s Department of Revenue marks every recorded transfer with a qualification code. Only codes 01 and 02 are arm’s-length. The rest are transfers between related entities, deeds in lieu of foreclosure, corrective deeds, bulk developer closings and $100 restructurings — all real deeds, none of them evidence of what a unit is worth. A median taken over the whole file would include them and would look entirely normal.

Cohen Freedman Encinosa & Associates, working in Miami Lakes since 1961, is architect of record, with interiors by STA Architectural Group and development by The Trump Group, whose own portfolio runs from Williams Island to Acqualina Resort & Spa. It is a serious, well-executed building by an established local team — what it does not carry is a signature global architect or a fashion house that shaped the architecture itself. The Fendi, Baccarat, Bentley and Trussardi names attach to the furnishing of the top-floor residence, not to the tower.

On foot you have the resort next door, The Estates beyond it, the three-acre Town Center Park about half a mile south and the Newport Fishing Pier a little over a mile down the sand. Everything else is a pleasant short drive: Bal Harbour Shops roughly four miles south on Collins, Aventura Mall about three miles northwest, and Haulover Park with the Bill Bird Marina and its ocean inlet about three miles south. Fort Lauderdale-Hollywood is usually under half an hour north and Miami International thirty to forty-five minutes southwest. Excellent reach, but this is a barrier island and most of it is reached by car.
